Panattoni Expands Warsaw North III – PBS Connect Polska to Anchor New Development Phase

Panattoni, the world’s most active industrial real estate developer, has officially commenced a new development phase of Panattoni Park Warsaw North III in Kobyłka. The project includes the construction of two warehouse facilities with a total area of 53,000 sqm, with completion scheduled for the fourth quarter of 2025. The first confirmed tenant is PBS Connect Polska.

PBS Connect Polska, the Polish subsidiary of PBS Holding – a leading European manufacturer and wholesale distributor of office supplies across Western and Central Europe – will occupy over 24,000 sqm in the newly developed area. The company will relocate its headquarters from Marki, located near Warsaw.

Due to the expansion of the client’s operations, there was a requirement for a larger, modern Class A warehouse in close proximity to Warsaw, offering convenient access for employees and customers alike. Panattoni Park Warsaw North III meets all these expectations,” says Michał Samborski, Head of Development at Panattoni. “This marks our first collaboration with PBS Connect Polska, and thanks to the strong engagement from both sides, the negotiation process was smooth and productive.

PBS Connect Polska will benefit from early access to the facility and plans to commence full operations from its new location in November 2025. In conjunction with the relocation, the company anticipates an increase in staff numbers to approximately 150 employees.

We evaluated several locations, seeking to combine strategic logistical access with modern infrastructure. The expansion in warehouse space reflects both our growing product range and our group-wide objective within PBS Holding to establish a central logistics hub for operations in Central and Eastern Europe,” says Mirosław Szydłowski, CEO of PBS Connect Polska.

The new warehouse will accommodate a diversified product assortment, including office supplies, stationery, food products, and protective items. Approximately 1,500 sqm will be designated for office and social facilities.

Panattoni Park Warsaw North III is a modern industrial park with a target total area of 75,000 sqm. The first building, encompassing 22,000 sqm, has already been delivered. The current development phase involves two additional facilities of 33,000 sqm and 20,000 sqm, respectively. Strategically located in Kobyłka, only 25 km from central Warsaw and in close proximity to the S8 expressway, the site offers excellent logistics infrastructure and competitive leasing conditions.

In line with Panattoni’s development standards, the new facility will be constructed in accordance with BREEAM “Excellent” certification, ensuring the incorporation of sustainable building practices aimed at reducing energy and water consumption and lowering operational costs for tenants.

Moreover, Panattoni is taking additional steps to support local biodiversity. The development plan includes:

  • Designating a wildlife corridor to support animal migration,

  • Transforming an existing drainage ditch into a habitat with water impoundments to benefit amphibian populations,

  • Ensuring access to a retention reservoir for wildlife,

  • Implementing a custom-designed fence to prevent animals from entering the industrial zone.
