Panattoni Office in Industrial Facility Achieves WELL Gold Certification

Panattoni once again confirms its innovation – the developer has achieved a WELL Gold certification for the office space in a BTS project delivered in Gliwice for a global automotive company. The certificate was granted under the WELL v2 system by the International WELL Building Institute (IWBI). This prestigious recognition demonstrates that the industrial real estate sector can successfully meet the challenges of creating healthier and more comfortable work environments. It is also the first such certificate in Poland awarded to office space located within an industrial facility.

The certified space covers nearly 3,600 square meters and forms part of the R&D center of an automotive parts manufacturer conducting work on both traditional and advanced suspension systems. This achievement sets a new benchmark for the Polish market and stands out in the industrial sector, where WELL certifications are still rare. Achieving Gold-level certification required an integrated approach, advanced technical solutions, and – most importantly – close collaboration with the client.

Holistic design for health and comfort

The certification process emphasized numerous health-related aspects of the work environment. High-efficiency ventilation systems deliver 30% more fresh air than standard solutions. Advanced water testing, humidity control procedures, and ergonomic workstations were implemented. Attention was also paid to acoustics and maximizing access to daylight.

We introduced low-emission materials, optimized air filtration systems, strict water quality management, and biophilic design elements to support both physical and mental health. This was possible thanks to the exceptional commitment of our client and the valuable expertise of WSP, the organization conducting the WELL performance testing and guiding us through each stage of the process.

Certified quality in an industrial environment

The WELL system is based on scientific research examining the connection between the buildings we spend approximately 90% of our time in and their impact on human health and wellbeing. To obtain WELL certification from IWBI, the office space in Panattoni’s BTS project in Gliwice underwent rigorous testing and final evaluation by independent entities, which confirmed full compliance with all WELL Gold level requirements.
