Panattoni is handing over a new investment in Krakow

Panattoni, the most active industrial real estate developer in the world, has constructed another investment in Lesser Poland. The City Logistics Kraków Airport II is located near the Kraków-Balice International Airport, where a new cargo terminal is being built. The facility is ideal for handling e-commerce and last-mile logistics. The investment was made on a speculative basis and has already secured its first tenant—Allegro.

The industrial real estate market in Krakow is characterized by relatively low saturation and a record low vacancy rate. Panattoni has already developed more than 270,000 square meters of modern industrial space in the region, including about 50,000 square meters in the City Logistics format. The developer has now completed the construction of City Logistics Kraków Airport II, which spans 21,850 square meters, and has opened the first phase leased by Allegro.

"City Logistics Kraków Airport II is excellently located and already provides great exposure to the market in the regional capital. It's an attractive proposition for companies in the e-commerce sector and those operating in urban logistics, as appreciated by our first tenant, Allegro," says Filip Noworól, Senior Leasing Manager at Panattoni. He adds, "The investment adjacent to the Krakow airport is being delivered at the perfect time. Construction of a new cargo terminal is currently underway, which will increase the airport's transport capacity to 8,000 tons per year. As cargo traffic in Balice grows, so will the business potential of our newest park."

Allegro is already conducting processes related to sorting packages to its Allegro One Box automated parcel machines at the facility. The client also uses a customized office and social space.

Thanks to small minimum rental modules—about 1,650 square meters—the facility provides great flexibility and is also an option for small and medium enterprises looking for modern, well-located space near Krakow. City Logistics Kraków Airport II is located in Cholerzyn, close to the A4 motorway junction, enabling efficient connections to key centers in southern Poland—such as Rzeszów, Katowice, or Wrocław—and the southwest and southeast borders.

Panattoni has also focused on aspects of sustainable construction. In line with the developer's standard, the facility will undergo BREEAM certification at the Excellent level. Additionally, the roof structure has been reinforced to allow for the future installation of photovoltaic systems. Low-emission steel was used in construction, and the wall insulation has been enhanced beyond current standards. Thanks to these solutions, the annual primary non-renewable energy demand index has been reduced by more than 10%.

The area around the facility has been designed according to guidelines from a qualified ecologist—plantings will include tall native species trees (maple, sycamore, field maple, and small-leaved lime), a 250 square meter flower meadow, and a landscape lawn will be prepared. The entrance to the building will be arranged in the style of a pocket park.
