7R Park Szczecin South is a technologically advanced logistics center being developed in Warzymice, right at the borders of the capital of West Pomerania. This innovative warehouse park consists of two buildings with a total area exceeding 28,000 square meters. The general contractor for the investment is the renowned company Depenbrock Polska. The construction process will begin in August 2026, and the completion of the entire complex is scheduled for the third quarter of 2027. It is worth noting that the first warehouse hall (DC1) has been fully leased, with Procent Poland as its exclusive tenant. In turn, in building DC2, there is available warehouse space for rent, ideal for logistics operators and distribution networks looking for flexible, top-quality space.
Every high-bay warehouse within this project is a guarantee of operational reliability. Class A warehouses have been designed to maximize the efficiency of intralogistics processes. The main parameters of the facility include:
The 7R Park Szczecin South complex focuses on sustainable development and operational flexibility, which will be confirmed by future BREEAM certification at the Excellent level. The developer has planned the implementation of a number of green solutions. In the hall where Procent Poland is the exclusive tenant, heating will be provided by heat pumps working with a 50 kWp photovoltaic installation. The entire warehouse for rent will also be equipped with energy-efficient LED lighting with a DALI system, fully controlled via an intelligent building management system (BMS).
Choosing a location for a new distribution center is a key decision for the stability of any supply chain. West Pomerania has been consistently building its position for years as one of the most desirable and dynamic logistics hubs in this part of Europe. The facility being built in Warzymice fits perfectly into this economic trend, offering tenants a unique opportunity to conduct regional deliveries on an international scale, while maintaining low operating costs. The proximity to the absorbent German consumer market makes modern West Pomeranian warehouses a natural choice for rapidly growing companies carrying out e-commerce operations, returns logistics, and broadly defined cross-border services in the Poland–Germany relationship. Additionally, the strategic location of the investment guarantees seamless access to a rich, qualified labor pool of the entire Szczecin agglomeration, which in today's market realities constitutes a solid foundation facilitating recruitment processes and building multi-shift warehouse teams.
A huge advantage of 7R Park Szczecin South is its direct connection to the network of the most important transport corridors. The complex is located just 7 km from the strict center of Szczecin, which allows for efficient last-mile logistics. Demanding operators will appreciate the lightning-fast access to the A6 motorway, which in close proximity smoothly connects with the German A11 motorway, creating a direct, fast route towards Berlin and the rest of Western Europe. The project also provides convenient entry to the S3 and S6 expressways, facilitating transport along the western border and the Polish coast. Complementing this exceptional transport offer is the proximity to air and sea infrastructure. The facility is located approximately 36 km from the Szczecin-Goleniów Airport, and quick access to transshipment ports in Szczecin and Świnoujście opens up broad perspectives for tenants in terms of sea freight and service to Scandinavian markets.
