“Excellent” in the BREEAM International New Construction system for Panattoni Park Sosnowiec I

Panattoni has received an “Excellent” rating in the BREEAM International New Construction system for Panattoni Park Sosnowiec I. This is the first such high level of certification on the industrial real estate market in Poland for a newly built investment. The park received the maximum score (100 percent) for water systems, thanks to which it was possible to reduce water consumption by 66.5 percent, and for land use and ecology. The reduction in greenhouse gas emissions amounted to 46 percent relative to the baseline value, and most importantly – the investment was built on a post-industrial site.

The industrial and logistics real estate market in Poland is feeling increasingly confident on the green course. Out of 20.8 million sqm of delivered space, 5.88 million sqm has undergone green certification, of which 70 percent is thanks to Panattoni. The most frequently chosen system is BREEAM (85 percent), however, until now, the Very Good rating was the highest. Now Panattoni has moved up a level. The company, as the first in Poland, has delivered an industrial facility certified using the BREEAM International New Construction method at the Excellent level – Panattoni Park Sosnowiec I with an area of 31,500 sqm.

Therefore, we highly appreciate both the work of the general contractor – who perfectly understood our vision and helped to utilize the advantages of Panattoni's green construction – as well as the assessor, who provided constant consulting. The realization in Sosnowiec is proof that the key to the greenest realizations is not only a vision, but also appropriate support”.

Panattoni Park Sosnowiec I received the maximum rating (100 percent) in the “land use and ecology” category. The facility was built in an area with low ecological value devoid of vegetation cover, on lands after post-mining excavations. After consultation with a qualified ecologist, who prepared a detailed report - preceded by, among others, an inventory of the plot and an analysis of the ecological value of the area - the developer led to the greening of the investment area. Nearly 1/3 of the area was occupied by flower meadows with a rich species composition, which will become a home for, among others, arachnids and insects. The remaining surfaces were covered by, among others, ecological lawns that do not require frequent mowing. -

“The realization in Sosnowiec is excellent proof of the huge potential of brownfield investments and confirmation that the most ecologically advanced facilities can be built on post-industrial areas. After all, it was also on a post-industrial area that the most ecological industrial realization in the world was created – delivered by Panattoni in Cheb, Czech Republic” - adds Emilia Dębowska.

Another 100-percent category turned out to be “water”. In order to save it, the developer applied, among others, intelligent metering systems, water-saving fittings, and a system preventing leaks in sanitary blocks. The solutions used in the facility allowed for a reduction in water consumption by 66.5 percent relative to the baseline value. Furthermore, Panattoni significantly reduced greenhouse gas emissions – by 46 percent relative to the baseline value – and energy consumption – by a similar value, which was helped by, among others, solutions minimizing heat loss through building partitions, intelligent metering systems, and LED lighting. In the “energy” category, Panattoni received a rating close to ideal – 90 percent.

The construction process itself also followed the concept of sustainable development, in which recovered waste was used, as well as materials and products with EPD certificates and materials acquired from manufacturers holding EMS certificates.

A very important aspect in the realization of the Sosnowiec facility was the wellbeing of its users. In the office rooms, adequate access to daylight was ensured, confirmed by an appropriate analysis. Furthermore, this part of the building was examined by a qualified acoustician, who confirmed comfortable sound conditions in the office rooms. The developer also prepared social spaces with access to drinking water, facilities for the disabled, extensive zones for recycling waste, as well as chargers for electric cars. Furthermore, thanks to the proximity of the S1 expressway, users will be able to efficiently reach the facility from various sides of the Silesian Voivodeship.

The year 2021 is a year of milestone steps. The year 2021 is for Panattoni another important stage in the revolution fueled by green fuel. In 2020, the developer implemented the long-term sustainable development strategy Go Earthwise with Panattoni, establishing the certification of new facilities using the BREEAM Very Good method as part of its standard - only last year, facilities with an area of over 2.5 million sqm obtained such a rating. Furthermore, Panattoni obtained BREEAM certification at the Outstanding level (the highest possible) for its facility in Cheb, Czech Republic. This year, the developer plans more frequent certifications for a rating higher than Very Good, and the realization in Sosnowiec is intended to be just the beginning. Furthermore, Panattoni strives to achieve emission neutrality for its buildings as early as 2025 and this year alone will power Polish facilities with a total area of 3 million sqm with energy from renewable sources, which will become part of the company's standard.
