Hillwood Polska is starting the construction of the second hall in the Hillwood Grodzisk Mazowiecki complex. The new facility will offer over 36 thousand sqm of warehouse and office space. Ultimately, the logistics park in Chlebnia, about 35 km from Warszawa, will total nearly 88 thousand sqm.

Over 36 thousand sqm of new space

The commencing stage of the investment includes the development of building B, which will expand the offer of Hillwood Grodzisk Mazowiecki by over 36 thousand sqm of modern space.

The facility will be dedicated to companies from the logistics, distribution, and light manufacturing sectors. The possibility of flexibly adapting the space to the individual needs of tenants has been provided.

Logistics park by the A2 motorway

Hillwood Grodzisk Mazowiecki is being built in the town of Chlebnia, about 35 km west of the center of Warszawa.

The complex is located just 2.5 km from the A2 motorway, providing a connection to Poznań, Berlin, and other Western European markets. The location also enables access to the S8 expressway and national road no. 50.

The location of the park allows for the handling of domestic and international distribution, as well as utilizing the labor pool of the Warszawa agglomeration.

Class A warehouses with BREEAM certification

The buildings of the complex will meet the requirements of BREEAM certification at the Excellent level.

The technical standard includes:

  • a clear height of 12 meters,

  • floor loading capacity of 8 tons per sqm,

  • energy-efficient LED lighting,

  • ESFR sprinkler system.

These parameters will enable the use of the space for both warehousing and distribution, as well as selected production processes.

Ultimately nearly 88 thousand sqm

Upon completion of all planned stages, Hillwood Grodzisk Mazowiecki will offer nearly 88 thousand sqm of warehouse and office space.

The developer also foresees the possibility of further expansion with an additional building with an area of about 3 thousand sqm. The facility can be divided into smaller modules of about 1 thousand sqm, or developed in the BTS formula, according to the requirements of a specific tenant.
