Developer 7R has commissioned its latest warehouse located near the Kraków - Balice airport. 7R City Flex Kraków Airport I is already 70% leased; its strategic location and green solutions are attracting clients from the e-commerce, automotive, and distribution sectors.
7R City Flex Kraków Airport I comprises two buildings with a total area of 28,000 sqm. The facility stands out not only for its modern design and applied technologies but also for its excellent location. Situated just 500 meters from the Kraków-Balice airport, 700 meters from the A4 motorway, 1 kilometer from the S52 expressway, and 9 kilometers from the center of Kraków, it provides excellent logistics connectivity for businesses.

A number of green solutions have been applied at 7R City Flex Kraków Airport I. Installed photovoltaic panels with a capacity of 50 kWp on the roof allow for the efficient use of solar energy. Central heating in the offices is based on an innovative VRV system, guaranteeing energy efficiency and thermal comfort. LED lighting with a DALI system allows for dynamic adjustment of brightness to user needs, which contributes to effective energy consumption management. Increased insulation of the hall's external walls has been applied, which contributes to reducing heat loss. The investment area also includes electric vehicle charging stations, a bicycle service station, and a well-being zone for employees. 7R has also taken care of biodiversity. As part of efforts to reduce CO2 emissions and water retention, 315 trees, 316 honey-bearing shrubs, 876 perennials, and 117 native grasses were planted. Areas with flower meadows with a total area of 16,000 sqm, landscape lawns with an area of 6,000 sqm, and mineral surfaces with an area of 112 sqm were also created.
The general contractor for the project is Grupa Antczak. The warehouse is in the process of BREEAM certification at the Excellent level.
