A new industrial park in Szczecin.

Accolade, an international investor, has secured €29.5 million net in financing from BNP Paribas Bank Polska for the development of the modern industrial park, Park Szczecin VI, located in the Dunikowo Special Economic Zone.

“Park Szczecin VI is an example of our expansion in the West Pomeranian Voivodeship and Accolade’s response to the growing demand for sustainable industrial facilities,” said Joanna Sinkiewicz, Group Commercial Director and Managing Director at Accolade Polska.

The facility will cover over 54,000 sqm and is another step in Accolade's strategy to invest in sustainable industrial parks that support the long-term economic development of the region.

“We aim to meet the needs of tenants in this area and, through solutions supporting energy efficiency and environmental care, provide our facility users with long-term optimization and flexibility in the face of changing economic conditions. At the same time, we support the development of local communities,” said Joanna Sinkiewicz, Group Commercial Director and Managing Director at Accolade Polska.

The financing from BNP Paribas Bank was possible, among other factors, due to the Green Finance Framework developed by the investor, which sets the guidelines Accolade commits to following in its projects. This document is compliant with the EU taxonomy and the Green Loan Principles.

Like all new facilities in Accolade’s portfolio, Park Szczecin VI will be certified according to the BREEAM system, aiming for the highest rating – Outstanding.

The project will incorporate modern solutions that optimize energy use, such as:

  • Heat pumps,
  • A heat recovery system,
  • A 1MWp photovoltaic installation,
  • LED lighting equipped with a DALI control system.

After the construction is completed, the building will undergo airtightness and thermography tests to confirm the quality of execution. The building’s primary energy demand will be over 80% lower than national requirements. This will be Accolade’s eighth park in Europe with such a high rating, and the third in Poland.

Park Szczecin VI is being developed in a Build-to-Suit (BTS) format for a leading European discount chain, to fully meet the operational needs of the tenant.

The total area of the facility will be over 54,000 sqm, of which:

  • 51,000 sqm will be used as a warehouse,
  • The remaining area will be utilized for office spaces.

Due to its purpose, the building will also meet strict fire safety requirements, significantly exceeding the standards for typical facilities.

As the largest investor in modern warehouse spaces in the West Pomeranian Voivodeship, Accolade is consistently strengthening its position, already offering over 417,000 sqm of space across five parks.

According to the company’s long-term strategy, the target investment portfolio in this region aims to reach 900,000 sqm, thereby supporting economic development and the local community.
