Accolade, an international investor in the industrial real estate sector, is expanding its portfolio with a new facility in Upper Silesia, one of the most attractive industrial and warehouse areas in Poland. The warehouse park in Ruda Śląska will have an area of 67,000 sqm, of which almost half has already been leased to the first tenant. The investment value is 55 million euros.
The new park, owned by Accolade, is located right next to the A4 motorway, which enables fast communication with Germany and cities in western Poland. The park is just 15 km from the A1 motorway and approx. 60 km from the border with the Czech Republic. The developed road infrastructure also provides easy access to Katowice, which is about a 20-minute drive away, and other cities in Upper Silesia. The park's location also guarantees a convenient connection to the Katowice-Pyrzowice international airport.

The park in Ruda Śląska will consist of two buildings located on a 13.5-hectare plot. Most of the warehouse space of the first one has already been leased to the company Regesta, a logistics service provider. The park has been adapted to the individual needs of the client. Like all new investments in the Accolade portfolio, it will have a BREEAM certificate at the level of at least Excellent.
According to the JLL report „Warehouse Market in Poland, 1H 2023" Upper Silesia is the second largest warehouse market in Poland after Warsaw. This region remained the most desirable destination in the country, with lease agreements signed for nearly 400,000 sqm of space, which accounts for a 20% share nationwide. An important factor influencing the development of the warehouse sector in Upper Silesia is the high availability of workers with technical skills. The convenient location and excellent road connections with the rest of Poland, as well as with Western and Central Europe, also have an impact.
Accolade already owns one warehouse park in Upper Silesia, located in Częstochowa. The investor decided to implement another project, taking into account the location and attractive factors of this region.
