An industrial and logistics complex in the suburban town of Mszczonów is almost complete. Two logistics companies are operating there, and more buildings are being prepared for lease.
Developer CTP has commissioned two more buildings that are part of CTPark Wasaw South. The business park, located 50 km from Warsaw, will consist of three buildings, offering 162,000 400 sqm of leasable space. Two of the buildings are already completed, with Polish logistics operator TAS Logistyka and brand Fiege running their operations at the complex.

The industrial and logistics complex in Mszczonów, near Warsaw, is almost 90 percent complete. The capital's warehouse market has expanded by more than 67,000 sqm.
As part of CTPark Warsaw South, production and warehousing halls with a leasable area of 20 thousand 500 sqm and 47 thousand sqm and a storage height of 12 meters were delivered to the market.
The investment has also been equipped with translucent façade panels that go beyond the industry standard, significantly increasing the illumination of the space. These panels, an alternative to glass, are characterized by solar transmittance of up to 55 percent, while maintaining high thermal insulation properties.
Little is said about the impact of warehouse worker comfort on the success of manufacturing and logistics operations. Meanwhile, proper lighting, ergonomic workstation positioning or air temperature are crucial for productivity, safety and job stability - including when recruiting new employees. That's why in CTPark Warsaw South buildings, with our manufacturing clients in mind, we have installed light bands providing 12.5 percent natural light illumination. This allows clients to adapt the halls to their individual needs more quickly and easily, and to optimize the cost of these adaptations, already included in the rental price," explains Bogi Gabrovic, Deputy Country Head at CTP Poland.
In terms of environmental solutions, CTPark Warsaw South's spaces differ from the reference warehouses. Tenants of the larger of the buildings (MSZ1) can heat their spaces with heat pumps, and the roof structure of the entire park is prepared for photovoltaic installations.
Of course, the buildings also have LED lighting, controlled by a DALI system. The sustainable operation of the facility will result in a reduction in light pollution levels and a savings in electricity consumption in the outdoor common areas of up to about 55 percent.
