Hillwood Polska invests half a billion zlotys – warehouses in Tychy and Bieruń change owners

Hillwood Polska grows in strength

The warehouse giant is strengthening its position. Hillwood Polska has acquired two fully leased logistics parks in Tychy and Bieruń. The value of the transaction to purchase both projects from Deka Immobilien amounted to approximately 100 million euros, making it one of the largest acquisitions in the Polish warehouse real estate market in recent years.

In the transaction process, Hillwood was supported by the company Colliers, acting as investment advisor, and the law firm Clifford Chance, which provided legal services.


Strategic strengthening of the Hillwood portfolio

Thanks to this investment, Hillwood Polska is increasing its portfolio of managed industrial and logistics space to nearly 2 million sqm across the country, strengthening its position as one of the key players in the sector.

The transaction is in line with the company's long-term strategy, which assumes consistent expansion of the portfolio through the acquisition of fully leased facilities located in strategic regions of Poland.

A transaction of this scale is a clear confirmation of the strength of the Polish warehouse market, which remains one of the most attractive and dynamically developing real estate segments in Europe. At the same time, it strengthens our position in the region and confirms the direction set in the Hillwood strategy in Poland – parallel development of development activities and building value through selective acquisitions – emphasizes Hubert Michalak, Managing Director at Hillwood Polska.


Industrial Park Bieruń

Location and characteristics

An industrial park with a total area of approximately 56 thousand sqm, located on a plot of 12 hectares within the boundaries of the Special Economic Zone. Thanks to its strategic location in the heart of Upper Silesia, the facility provides excellent access to key transport corridors.

Tenants and potential

Located in one of the most dynamically developing industrial centers in Poland, the park attracts tenants from the logistics and manufacturing industry, which has translated into its full commercialization.


Industrial Park Tychy

Area and infrastructure

A complex with an area of nearly 97 thousand sqm, situated on a plot of 17.67 hectares. It consists of seven fully leased halls with complete road, parking, and technical infrastructure.

Excellent location

The location by national road no. 44, in the immediate vicinity of the S1 route and the A4 motorway, guarantees excellent transport accessibility both to the Katowice agglomeration and to other regions of the country.
