Hillwood has started the construction of a modern logistics park in Żabia Wola, right next to the S8 route. The 58,000 sqm investment is scheduled to be ready in 2026.
The Hillwood S8 Warsaw South logistics park with an area of 58,000 sqm is being built in the Żabia Wola municipality. The investment will offer state-of-the-art solutions for tenants, with simultaneous care for the environment, which will be confirmed by BREEAM certification at the Excellent level.
Żabia Wola, located just a 25-minute drive from the borders of Warsaw, is one of the best locations for the development of modern logistics services in the Masovian region. The town is situated directly by the S8 expressway, which constitutes a key transport corridor connecting Warsaw with southern and western Poland, as well as with the E67 European route.
Construction of the Hillwood S8 Warsaw South park began in July of this year. Completion of the investment is scheduled for April 2026.
„The decision to implement Hillwood S8 Warsaw South is a consistent step within our long-term strategy of investing in locations with high operational potential, which provide our clients with a real competitive advantage. The project in Żabia Wola fits into our approach to development: every investment must not only meet market expectations but also exceed them - technologically, environmentally, and functionally. Hillwood S8 Warsaw South is being created with tenants in mind who are looking not only for an excellent location but also for sustainable solutions. That is why, at the design stage, we paid a lot of attention to environmental aspects and the planned ecological certification” says Hubert Michalak, CEO of Hillwood Polska.
