Hopi's main warehouse in Mszczonów

P3 has signed a lease agreement with HOPI for approximately 33,910 sqm of warehouse and office space at the P3 Mszczonów park. The new building will serve as the central warehouse and main headquarters for HOPI in Poland.

The park's excellent location near motorways ensures fast communication with every part of the country. The facility for HOPI will be fully adapted to the client's needs. We are pleased that in this way we can participate in the development of our existing business partner, who has decided to entrust P3 with the creation of their new main warehouse in Poland" - says Bartłomiej Hofman, Managing Director P3 Logistic Parks in Poland.

HOPI is one of the largest logistics service providers in Central Europe. It specializes in warehouse operations, co-packing, and freight forwarding for leading FMCG manufacturers and retail chains. HOPI leases warehouses in other parks belonging to P3, including in the Czech Republic and Romania.

P3 met our needs by proposing dedicated solutions. Furthermore, Mszczonów is in a key location for us – near Warsaw, with easy and fast access to major regional cities. A great advantage of this place is the proximity of expressways and motorways, which will enable us to efficiently distribute products across the entire country" - says Robert Korczakowski, Managing Director HOPI PL.

HOPI will move into the warehouse, where it will occupy approximately 32,600 sqm of warehouse space and approximately 1,310 sqm of space intended for a three-story, representative office with a glass facade. Due to the type of operations conducted, about 60 percent of the warehouse area will be prepared for operation in a controlled temperature. The facility will have an above-standard height – 12 m net and a reinforced floor - 7.5 t/sqm. The building was designed in accordance with the principles of sustainable development. The construction will use, among other things, facade panels with a PIR core that insulate more effectively against external factors, and the roof will be reinforced so that photovoltaic panels can be installed on it in the future. Inside the warehouse, LED lighting with a DALI control system is planned, lighting controlled by motion sensors in bathrooms, as well as water-saving systems such as infrared-activated faucets with aerators or a greywater recovery installation. A solar installation for preheating water will also be carried out. In front of the facility, there will be bicycle parking and charging stations for electric cars, and the external LED lighting will be controlled by an astronomical clock. The warehouse will be certified under the BREEAM system at the Very Good level.

The P3 Mszczonów park is located just 50 km southwest of Warsaw, along the S8 expressway connecting the capital with the south of Poland, as well as near the A2 motorway connecting the western and eastern parts of the country and the A1 motorway running from south to north.
