New 7R City Flex in Poznań

7R, a developer of high-quality warehouses, has begun the construction of the modern 7R City Flex Poznań East I complex, a last-mile logistics facility.

7R City Flex Poznań East I, located in the Franowo district of Poznań, is a modern warehouse with a surface area of 9,800 square meters. It is situated just 3.5 km from the A2 motorway and near the Krzesiny interchange. 7R City Flex comprises strategically located urban logistics facilities that offer modular warehouse space and modern offices. Additionally, they ensure the efficiency of last-mile operations and easy access to city centers and key roads.

Already, 77% of the building's space has been leased, demonstrating significant interest in the project. Among the tenants is a company providing logistics solutions for the pharmaceutical industry, which has leased 1,200 square meters for a local warehouse. Another tenant will occupy 5,900 square meters for a temperature-controlled urban warehouse. "The excellent urban location and easy access to public transport were crucial for our clients. The proximity to urban infrastructure will significantly streamline our clients' logistics operations and facilitate employee commuting. The advantage of the facility is the ability to lease small modules, perfectly tailored to the individual needs of the client. Currently, we have two remaining modules for lease, each approximately 1,100 square meters," says Magdalena Kostjan, Business Development & Leasing Director at 7R.

The 7R City Flex Poznań East I project stands out for its high quality and the application of innovative solutions. The modern facade in muted colors fits well into the surrounding urban landscape. The warehouse will be equipped with energy-efficient LED lighting with dynamic DALI control, ensuring optimal lighting of the space. Skylights will allow natural daylight access, improving working comfort and reducing energy consumption.

To minimize heat loss, the facade's tightness will be significantly increased. A 50 kWp photovoltaic installation will provide the building with clean energy and reduce its carbon footprint, aligning with the project's ecological standards. A building management system (BMS) will also be implemented in 7R City Flex Poznań East I, allowing control and monitoring of the facility. The building will be equipped with an electric vehicle charging station, significantly supporting the development of electromobility and sustainable transport. The facade will be partially made of Fossil Free Steel, characterized by virtually zero carbon dioxide emissions.

7R plans to subject the building to BREEAM multi-criteria certification, aiming for an Excellent level. Construction is scheduled for completion in the first quarter of 2025.

In the transaction, 7R was advised by the law firm DLP Duch, Lisicki & Partners on legal matters. The commercialization of the facility is handled by Aleksandra Pędziwiatr and Magdalena Kostjan from 7R.
