Panattoni has started a new phase of the Panattoni Park Warsaw North III project in Kobyłka. Construction has begun on two halls with a total area of 53,000 sqm. Work will be completed in the fourth quarter of 2025, and the first tenant of the new space is PBS Connect Polska.

Construction has begun on two halls with a total area of 53,000 sqm. Work will be completed in the fourth quarter of 2025, and the first tenant of the new space is PBS Connect Polska.
PBS Connect Polska is the Polish branch of PBS Holding – a European giant in the production and wholesale distribution of office supplies in Western and Central European markets. In Panattoni Park Warsaw North III, the company will occupy over 24,000 sqm, and this will be the relocation of its headquarters, which has operated until now in Marki near Warsaw.

Our Panattoni Park Warsaw North III investment combines all these features" – says Michał Samborski, Head of Development at Panattoni and adds: - "This is our first cooperation with PBS Connect Polska, but thanks to the enormous commitment of both parties, the negotiation process went very smoothly and efficiently".
The tenant will gain early access to the space and will begin regular operations from the new headquarters in November. In connection with the relocation, the company expects to increase employment to approximately 150 employees.
- "The choice of Panattoni was not accidental; we always try to bet on the best. The decision was preceded by over half a year of market research. We analyzed many locations, wanting to combine a convenient location in terms of logistics with very modern infrastructure. A significant increase in warehouse space is in our case the result of expanding our product range, as well as the need to meet a challenge within PBS Holding, namely creating a central logistics hub for our operations in Central and Eastern Europe" – comments Mirosław Szydłowski, President of the Management Board of PBS Connect Polska.
The new warehouse will be used to store an assortment including, among others, office, stationery, food, and protective supplies. 1,500 sqm will be allocated for office and social rooms.
Panattoni Park Warsaw North III is a modern industrial park, the area of which will ultimately reach 75,000 sqm. As part of the investment, the first hall of 22,000 sqm has already been delivered, and the second phase of the project has now begun, which will include two halls with areas of 33,000 sqm and 20,000 sqm. The location in Kobyłka – just 25 km from the center of Warsaw, near the S8 expressway, offers excellent logistics conditions while maintaining attractive lease terms.
In accordance with the developer's standard, the facility will undergo BREEAM certification at the Excellent level. The use of sustainable construction solutions will ensure energy and water savings, translating into lower operating costs for tenants. Furthermore, due to the specific location, a strip of land will be separated from the park area to allow for the free migration of animals, and water impoundments will be created in the rebuilt ditch, which will enable the creation of amphibian habitats. A retention reservoir will also be open to animals, while a special fence design is intended to prevent them from entering the park area.
