Panattoni, the world’s most active industrial real estate developer, has launched development of a new BTS centre in Żary for Valmet Automotive. Construction work on the project began in September 2024 to extend an existing production plant by an additional 8,800 sqm.
Valmet Automotive is the leading supplier of comprehensive roofing systems for cabriolets and mechanical systems for the automotive industry including active spoilers and flaps for charging sockets on electric vehicles.
“At our factory in Żary, we manufacture cutting-edge aerodynamic systems designed at our Research Centre in Osnabrück in Germany. This field holds great future potential as these systems extend the range of electric vehicles and reduce fuel consumption in petrol engines. Our past successes and the rising demand for such solutions have driven our company’s growth so we took the decision to construct a new manufacturing and logistics centre with social and administrative amenities that will allow us to significantly expand our production capacity,” says Remigiusz Grześkowiak, Senior Vice President w Valmet Automotive.

This investment will not only enhance the company’s manufacturing capabilities but will also raise employment in the region,” says Marek Foryński, the BTS Managing Director at Panattoni. The expansion, which is to be completed in the spring of 2025, is expected to create around 350 new jobs. The installation of manufacturing equipment within the new centre is planned for the first quarter of next year with manufacturing to begin in the fourth quarter.
“The new building has been designed for flexibility to create a production area that may be easily adjusted to meet the changing needs of its future tenants,” says Maciej Zawada, the BTS Development Director at Panattoniand he adds: “One of the challenges posed by this project is that the hall is to be extended while manufacturing is underway so the construction work needs to be coordinated to minimise the disruption to the factory’s current operations.”
The development is to meet high ecological standards and is to undergo BREEAM certification. Solutions such as heat pumps and solar panel installations are to be installed in the centre. A new access road to the factory and parking spaces are also to be built.
