Panattoni has completed and fully commercialized the largest park in Bydgoszcz. The first investment in the western part of the city leases space to manufacturing, logistics and FMCG companies, among others. The developer plans further expansion of the complex.
Panattoni is just one step away from surpassing half a million square meters in Bydgoszcz. The developer has completed three BTS facilities here: for leading hypermarket chains and an e-commerce clothing giant, and has also completed four industrial parks. The latest of these, Panattoni Park Bydgoszcz IV with 110,000 sqm within three buildings, was completed in July this year and is already fully leased.
The complex is used by, among others, an international manufacturing company, for which the developer has completed outdoor offices with a facade providing access to natural light from three sides. Meanwhile, for an international market chain, Panattoni constructed a hall adapted to the requirements of storing goods at refrigeration and freezing temperatures. As much as 42,000 sqm of the investment was taken by a Japanese logistics operator, which moved here from another Panattoni facility in Bydgoszcz, gaining a much larger space.
"Bydgoszcz has continually confirmed its enormous potential for various business sectors. In 2021 and 2022, we have recorded demand of 70 percent of the total demand for our space in this location since the beginning of our operations. The tremendous attractiveness stems from the city's location, which is the largest business and logistics center in the region. Bydgoszcz is located between two rapidly growing markets - the Tri-City and Poznań, in addition, companies with different scope of operations are attracted by its central location and excellent transport links via the S10/S5 road and the A1 and A2 highways. The cargo airport present in the region is also significant," argues Dorota Jagodziñska-Sasson, Managing Director at Panattoni.
The excellent location of the region benefits Panattoni Park Bydgoszcz IV, which is the developer's first complex in the western part of the city. The location provides efficient connections to Toruń and Grudziądz, the S5 junction (Bydgoszcz Miedzyń), as well as the A1 highway.
All facilities within the park have been BREEAM-certified at the Excellent level. The park offers the lease of high-quality warehouse and office space: the solutions used in the facilities allow flexible interior arrangement depending on the tenant's needs, as well as adaptation of the space for production activities. Such additional improvements as reinforcement of the roof for installation of photovoltaics or chargers for electric cars are planned for the complex.
