Panattoni with another investment for an e-commerce clothing giant. SHEIN will begin operations in the current quarter on an area of nearly 55,000 sq m at Panattoni Park Wrocław South Hub, and will employ over 2,000 people at the facility. The investment will allow for the servicing of a significant portion of European markets. The developer has already leased half of the planned 250,000 sq m within the Lower Silesian complex.
Thanks to its strategic location in the center of the Old Continent, the high standard of industrial real estate development, as well as the constant development of road and port infrastructure, Poland has become a hub for European and global e-commerce in recent years. Space for e-commerce services accounts for approx. 1/3 of the national volume, and the development of the industry in Poland is supported by Panattoni, which has already delivered 4 million sq m for online sales. At the end of the current quarter, the developer will complete the project for another giant – SHEIN, the most popular clothing brand and the largest clothing retailer in the world. The global company based in Singapore is recording rapid growth also in Europe, and the result of the growing volumes is the lease of 54,350 sq m at Panattoni Park Wrocław South Hub – the developer's largest project in Lower Silesia. At the facility, Shein will employ over 2,000 people, and the location will allow for efficient handling of the full range of the company's products and reaching most European markets.
“According to forecasts, the value of e-commerce for the fashion industry in Europe is expected to grow from approx. 250 billion dollars in 2022 to nearly 400 billion in 2025. The rapid development of this market, as well as the desire to secure the supply chain, are driving the phenomenon of nearshoring, i.e., companies from Asia moving their operations closer to the end recipient, which Poland is particularly benefiting from. Thanks to its vast experience in serving dozens of industries, Panattoni is ready to offer global brands from the Far East the highest standard of facilities, strategic locations, and a range of solutions in the field of energy efficiency and ecology. The company SHEIN will gain an excellent platform both for carrying out e-commerce processes and for achieving ESG goals” – says Damian Kowalczyk, Development Director at Panattoni.
The project for SHEIN will undergo BREEAM certification at the Excellent level – the highest available on the Polish industrial space market, fitting perfectly into both the “Go Earthwise with Panattoni” concept and the tenant's goals. By 2030, SHEIN has committed to reducing total greenhouse gas emissions across its entire value chain by 25 percent. Within Panattoni Park Wrocław South Hub, the company will receive a range of solutions for energy and water savings, as well as CO2 emissions. Furthermore, employees will benefit from, among other things, green relaxation zones and modern office spaces tested for acoustics, air quality, and access to daylight. Panattoni will also prepare electric vehicle charging points and spaces for carsharing.
A record-breaking location with huge demand. The Wrocław region in the third quarter of 2022 enjoyed demand for industrial space at the level of approx. half a million sq m, which confirms the unflagging popularity of the market. This is also confirmed by Panattoni, which has already leased over 120,000 sq m within the Wrocław South Hub – the developer's largest investment in the region – closing the first stage and commercializing half of the planned 247,000 sq m. Within the emerging complex, over 75,000 sq m is leased by the global logistics operator DSV.
