7R has completed the construction of the modern 7R City Flex Poznań East I complex. The last-mile logistics facility is fully leased - the space will soon be handed over to the companies: Quick Service Logistics Polska, Pharmalink and Mora.
Located in the Franowo district of Poznań, the warehouse offers 9.8 thousand sqm of modern logistics space. The facility is situated just 3.5 km from the A2 motorway, near the Krzesiny junction, which provides convenient access to major transport routes. 7R City Flex is a concept of strategically located urban logistics facilities that combine modular warehouse space with modern offices. They help in the efficient organization of so-called last-mile logistics, i.e., deliveries to the customer at the final stage.
The building has been fully leased. Among the tenants are: Mora – a Polish supplier of heating systems, which will occupy 2.4 thousand sqm, and Pharmalink with 1.2 thousand sqm intended for a local warehouse for the pharmaceutical industry. 5.9 thousand sqm was leased by Quick Service Logistics Polska - an international logistics operator specializing in supply chain management for catering chains (multi-temperature deliveries).
– Interest in this project was very high from the very beginning. The facility offers flexible modules, sustainable solutions and an excellent location. All this meant that we were able to fully commercialize it long before it was put into use – emphasizes Magdalena Kostjan, Head of Leasing at 7R.
7R City Flex Poznań East I is distinguished by its high quality and the use of innovative solutions. The modern facade in muted colors fits perfectly into the urban landscape of the surroundings. It was partially made of fossil-free steel, characterized by virtually zero carbon dioxide emissions. The warehouse is equipped with energy-efficient LED lighting with dynamic DALI control, which will ensure optimal lighting of the space. Skylights will allow access to natural daylight, which will improve work comfort and reduce energy consumption.
With a view to minimizing heat loss, the tightness of the facade has been increased. A 50 kWp photovoltaic installation will provide the building with clean energy
and reduce its carbon footprint. A building management system (BMS) has also been implemented, allowing for the control and monitoring of the facility. The facility is equipped with an electric car charging station. The entire project was completed in accordance with the requirements of the BREEAM certificate at the Excellent level.
