7R City Park Warsaw Airport III attracts more companies from the medical industry

More companies from the medical industry have decided to launch part of their operations at the 7R City Park Warsaw Airport III facility currently under construction on Osmańska Street in Warsaw. At the end of the year, ITP S.A. and Stryker will move into the investment, and they will be joined by Komtur at the beginning of 2023. Previously, Polfa Warszawa announced the launch of its research and development center at the 7R warehouse on Osmańska Street.

7R City Park Warsaw Airport III is a complex of two buildings with a total area of 24,000 sqm. In accordance with the requirements of individual tenants, it will include warehouse, laboratory, and office sections. The architectural design is handled by the Kwadrat studio, and the general contractor is Goldbeck. The investment is covered by BREEAM certification at the Excellent level, which confirms the highest quality of the warehouse and its eco-friendly character. Among other things, photovoltaic panels, a greywater system, and LED lighting will be installed in the facility, which will increase the building's energy efficiency.

"I am glad that more and more companies from the medical industry are choosing 7R facilities. We are constantly working on new solutions dedicated specifically to this sector, meeting the strictly regulated requirements that entities operating in such a market must meet. Our experience to date in terms of specific adjustments to warehouse and production space for companies such as Medezin, Pharmalink, or Cefea allows us to deliver subsequent, high-quality facilities for the medical and pharmaceutical industry" - says Katarzyna Litwin, Leasing Director at 7R.

At the end of 2022, Stryker will move into the 7R facility on Osmańska Street in Warsaw. It is one of the leading companies on the global medical technology market, offering a wide range of innovative products and services in the field of orthopedics, medical and surgical equipment, as well as neurotechnology and spine, which improve the efficiency of treatment and hospitals. The tenant will occupy 1,800 sqm of warehouse space and 1,130 sqm of office and laboratory space.

"The excellent location of 7R City Park Warsaw Airport III in close proximity to our headquarters is definitely an important factor that we took into account when making the decision about the location of the new warehouse. Equally important is 7R's previous experience in preparing facilities for the medical industry, which gives us confidence that we will receive a product consistent with our expectations" - says Grzegorz Pawlik, General Manager at Stryker.

Also at the end of this year, ITP S.A. will launch its business operations at 7R City Park Warsaw Airport III. The company specializes in the selection of the best technologies and global brands in the field of aesthetic medicine, medical devices, and wellness equipment. The service and warehouse section of ITP S.A. will be located on an area of 4,400 sqm. All rooms prepared for this tenant will be covered by a rigorously controlled temperature maintained at 15-20°C. Additionally, an office section with an area of 1,100 sqm will be created for the company's employees.

"Looking for a new place to conduct our business operations, we focused on facilities within cities, which will significantly facilitate logistics related to the transport of products, but also the commute of our employees to the workplace. 7R City Park Warsaw Airport III wins with its location and the company's very professional approach to implementing space according to non-standard specifications" - emphasizes Żaneta Trzaskowska vel Trzaska, Operational Director at ITP S.A.

At the beginning of 2023, Komtur Polska, which is part of the international group Komtur Pharmaceuticals, will also join the tenants on Osmańska Street. The company's activity is focused on the distribution of specialized, innovative preparations used in rare therapies intended for inpatient care and the management of the life cycle of pharmaceutical and biotechnological products. In the 7R building, the company will occupy 2,700 sqm of warehouse space and 530 sqm of office space.

"From the beginning, we cared about a solution that would be perfectly tailored to our business, which is why we decided to cooperate with 7R, which has extensive experience in projects for clients from the medical sector and understands the specifics of our industry. What's more, the location of the warehouse in Warsaw will ensure the efficiency and fluidity of our operations" - adds Paweł Woźniak, member of the board at Komtur Pharmaceuticals.

The tenant that was the first to choose 7R City Park Warsaw Airport III was Polfa Warszawa, which decided to lease 5,500 sqm of modern warehouse and production space along with office facilities. The space for Polfa Warszawa is being built according to the highest, rigorous standards regarding the development, production, and storage of medicines. Additionally, to maintain appropriate sound parameters, windows with a triple-glazed unit and facade panels with a higher acoustic coefficient than in typical warehouses will be installed in the production hall and offices.

7R City Park Warsaw Airport III is another 7R warehouse where pharmaceutical activities will be conducted. The developer previously provided space for two brands from the Pelion group – Medezin and Pharmalink, as well as for the companies Cefea and Marrodent.
