7R is starting the construction of a new warehouse complex in Sękocin near Warsaw. 7R Park Warsaw South III will offer approximately 47,000 sqm of Class A space, and the first tenant has signed a lease even before the start of works.
Two buildings and 47,000 sqm of space
The new warehouse park will be built in Sękocin, right on the border with Janki. The complex will consist of two buildings designed in a multi-tenant format, with the possibility of flexibly dividing the space among various users.
Construction works are scheduled to start at the beginning of August 2026. The completion of the first stage is planned for March 2027.
The minimum module area will be 1,620 sqm, which will allow the size and layout of the space to be adapted to the needs of companies from the e-commerce, trade, distribution, last-mile logistics, and light manufacturing sectors.
Strefa Tenisa becomes the first tenant
The first company to decide to lease space in the new complex is Strefa Tenisa. Poland's largest online retailer of tennis equipment, apparel, and accessories will occupy 3,500 sqm.
The new warehouse will support the development of online sales and order fulfillment in Poland and abroad. The company is expanding its operations in Central and Eastern Europe as well as Western Europe under the Strefa Tenisa and Tennis Zone brands.
Signing a long-term lease even before construction begins confirms the interest of companies in locations situated close to Warsaw, but offering lower costs than typical urban warehouses.
Location by the S8 and Warsaw junctions
7R Park Warsaw South III will be built near the S8 expressway and a short distance from the Opacz junction, which connects the S2, S7, and S8 routes with the A2 motorway.
The location will provide tenants with quick access to:
- Warsaw and the largest consumer market in Poland,
- Chopin Airport,
- main domestic and international routes,
- developed logistics and service infrastructure,
- a broad employee base.
The location allows for both distribution within the Warsaw agglomeration and operations covering a larger part of the country.
Parameters for demanding operations
The buildings will offer 10 m of net height and a floor with a load-bearing capacity of 7 tons per sqm. A column grid of 12 × 22.5 m will be used, and in the docking zone, the first column will be set back to 24 m.
The facilities will be equipped with hydraulic loading docks, a sprinkler system compliant with the NFPA 13 standard, and air destratifiers. The permissible fire load exceeding 4,000 MJ per sqm is intended to increase the possibilities of using the space by tenants with various business profiles.
Energy efficiency and BREEAM certification
The project includes solutions that reduce energy consumption and improve user comfort. These will include:
- BMS building management system,
- LED lighting controlled by the DALI system,
- photovoltaic installation,
- chargers for electric vehicles.
7R Park Warsaw South III will undergo BREEAM environmental certification at the Excellent level.
7R returns to the Warsaw market
The implementation of the project marks 7R's return to the capital's warehouse market after a break of several years. Sękocin and the Janki area remain one of the most important logistics locations south of Warsaw, providing a combination of proximity to the city with access to main transport corridors.
The new investment is intended to meet the needs of companies developing online sales, national distribution networks, and operations requiring quick access to the Warsaw agglomeration.
