7R partners up with Chech investor to develop over 150 000 sqm of logistics facilities in Pomerania

7R has started a partnership with WOOD & Company to jointly realize the development of 7R Park Tczew III. The first of four warehouses, mostly leased by ESA logistika Polska, has just been commissioned by Dekpol Budownictwo. Further halls are in the pipeline.

7R Park Tczew III is 7R Group's third project in Tczew, which will ultimately comprise over 150 thousand sq m of space, divided into four halls of different sizes. The new 7R project is characterised by a very good location - the facility is positioned south of Gdansk, directly on the A1 motorway.

7R will invest in the project together with WOOD & Co., an experienced investor from the Czech Republic. – Poland is one of the most attractive markets for investment in logistics, serving as a hub for manufacturing, distribution, logistics and business support services. The combined costs of warehouse leasing, energy, and labour are among the lowest in the region, up to a third lower than in the Czech Republic and more than 60 per cent lower than in Germany – says Jiří Hrbáček, Portfolio Manager of WOOD & Company.

The general contractor for the project, Dekpol Budownictwo, has just completed construction of the first phase of the 150,000-square-metre project. The modern hall, 12.5 metres high, was constructed using prestressed concrete-based production technology, which guarantees the high quality and durability of the entire structure. Construction took seven months and progressed very smoothly. The first tenant was ESA logistika Polska, a leading logistics operator, which will occupy over 31,000 sqm. The building is designed according to the ESG principles, on BREEAM Excellent level.

- We have 14,000 sq m available for lease now, with a further 105,000 sq m under development. Demand for high-end warehouse space in Pomerania is growing steadily, attracting not only the logistics and manufacturing industries, but also companies from the RES sector.
