7R sells 7R Park Kraków IX building to Generali Real Estate

7R and Generali Real Estate have finalized the acquisition process of the 7R Park Kraków IX logistics building by the investment fund. The warehouse, with an area of over 33,000 sqm, commissioned in the middle of the year, is fully leased and BREEAM certified at the Very Good level. This is another transaction between Generali and 7R this year. In September, the companies announced the sale of the 7R Park Gdańsk II warehouse complex in Kowale.

7R Park Kraków IX is an investment that is part of the largest logistics park in the developer's portfolio located in Kokotów – 7R Park Kraków. The complex consists of 10 buildings with a total area of over 245,000 sqm. Building IX has an area of 33,600 sqm and is fully leased. Companies such as Answear.com (which also occupies space in other facilities of the park), ESA Logistika, and Styler have located their operations here.

"We are pleased that thanks to our second acquisition in Poland, we can continue our European expansion in the logistics sector, carried out through our pan-European dedicated fund GRELF. We are also pleased to be working with 7R again this year. Managing logistics assets worth over 1 billion euros, by the end of 2021, our logistics asset portfolio in France, Italy, and Poland will grow by 145,000 sqm, including existing assets and those to be delivered in 2022. In the coming years, we will continue our expansion in the designated countries" – says Pierre-David Baylac, Head of Logistics at Generali Real Estate.

7R Park Kraków stands out for its excellent location and access to key infrastructure. The proximity of the S7 expressway and the A4 motorway, as well as convenient access to public and suburban transport, guarantee excellent connections, also for employees.

"It is extremely important to us that Generali Real Estate has once again chosen our park to expand its portfolio of logistics properties. The attractiveness of the buildings that 7R has been delivering to the market for years is guaranteed, among other things, by the high quality of these facilities, which exceed accepted standards, for example in terms of energy efficiency, as well as an excellent location and pro-ecological solutions. These are key elements, important for tenants, employees, and investors alike" - says Łukasz Jachna, Chief Capital Markets Officer, member of the board at 7R.

7R Park Kraków IX is covered by a BREEAM certificate at the „Very Good” level. On the roof of the building, there is a photovoltaic installation, and next to it, charging stations for electric vehicles. The developer also took care of the surroundings of the investment by creating flower meadows, beehives, and a rainwater storage tank. Energy efficiency is ensured by, among other things, LED lighting combined with DALI protocol control and destratifiers responsible for the proper distribution of warm air. Employees of the facility have access to parking for cars and bicycles, as well as relaxation zones.

The first facility within 7R Park Kraków was commissioned in 2015. The investment is located in Kokotów near Kraków in the Wieliczka Economic Activity Zone. 7R is successively expanding the complex, attracting tenants from the logistics, FMCG, and e-commerce industries to the Małopolska region. During the six years of 7R Park Kraków's existence, lease agreements have been signed with over 30 companies, which have guaranteed jobs for residents of Kraków, Wieliczka, Bochnia, as well as suburban areas.
