Developer 7R has sold 7R Park Goleniów II to Macquarie Asset Management. The BTS warehouse in Goleniów has 62.5 thousand sqm of logistics space and 3.1 thousand sqm of office space.
This is the second transaction between Macquarie Asset Management and 7R closed within the last few months. In August 2022, the investor also acquired the 7R City Flex Warsaw Airport I facility.
7R Park Goleniów II is located in the Goleniów Industrial Park, in the vicinity of the S3 expressway. Thanks to its extensive road infrastructure, it provides comfortable access to the center of Szczecin - located just 30 km away - as well as to the cargo terminal of the Solidarność Szczecin-Goleniów Airport.
"The growing importance of e-commerce across the continent has influenced the boom in the logistics sector in Poland. Thanks to its strategic location near the German border and convenient transport connections, this property is fully prepared to meet the growth in demand in the coming years" – says Christian Goebel, Co-Head of Macquarie Asset Management’s Core/Core-Plus Real Estate at Macquarie Asset Management.
7R Park Goleniów II is environmentally friendly and comfortable for employees. Its roof will be covered by a 50 KWp photovoltaic installation, and the building's energy efficiency will also be positively influenced by the use of destratifiers that equalize air temperature in the hall, as well as LED lighting controlled by a DALI system. Outside the warehouse, a recreational zone for employees, flower meadows, bird and insect houses, and electric car charging stations will be created. Rainwater will be used to water the green areas.
The facility is fully leased to FIEGE.
The general contractor for the construction works is Goldbeck (the entire investment is being carried out in a design-and-build format). The conceptual design of the building was created by the 7R Architects team.
