7R to build a technology and production hub in Nowa Huta

The 7R Hub, which will be built in the Nowa Huta district of Kraków, will offer tenants 230,000 sqm of low-emission technology and production space of the highest standard, used in the 7R Green Saver line. The 7R Hub is one of the components of the multi-functional and urban-forming project "Kraków - Nowa Huta Przyszłości", which restores the splendor of the post-industrial part of the district and is in line with the implementation of the city's strategic goals.

- Kraków is the place where 7R originates from, which is why we are proud to create a project that will be our contribution to the development of this city. The 7R Hub is an investment in which we will use all our knowledge and experience to create opportunities that have not existed in Kraków before. Thanks to the unprecedented location and scale of the venture, we will create new chances not only for Kraków's business, but also for the entire logistics and industrial market. We want this project to attract innovative companies, investors and create thousands of new jobs, supporting the dynamic development of Kraków as a modern, friendly space for living and business - says Magdalena Kostjan, Head of Leasing, 7R.

7R Hub will be located a short distance from the "Igołomska" and "Bieżanów" junctions, 13 km from the Main Market Square in Kraków. Additional advantages of the location are: the possibility of using the refreshed railway infrastructure, proximity to the A4 motorway (connecting Ukraine with Germany) and the S7 expressway, connecting Kraków with Warsaw, Gdańsk and the south of Poland. Employees will easily reach it by public transport and commuter rail.

It will be another facility in Poland that will be built to the standard of the latest 7R line – low-emission Green Saver buildings, which achieve the highest BREAM certification results in continental Europe at the Outstanding level. Thanks to the solutions used, the buildings generate significant energy savings and achieve a minimum 50% reduction in operational CO2 emissions and a 50% reduction in primary energy demand compared to Polish technical conditions. This is possible thanks to the use of high-efficiency air-source heat pumps, a photovoltaic installation connected to its own energy storage, and advanced lighting control.

- The project assumes the revitalization of the area and the planting of 1,500 new trees, including biocenotic species that favor the development of habitats. We will use the natural terrain depressions to create rain gardens that will help store and filter water, which will positively affect the quality of the soil and the health of the surrounding vegetation. Rain gardens play a key role in urban ecology – they retain excess rainwater, which instead of flowing into the sewage system, soaks into the soil, supporting local water resources and natural retention. Thanks to this solution, we improve the microclimate of the area, support biodiversity and create conditions conducive to the development of natural habitats for plants, insects and small animals – explains Marek Mazur, Development Director, 7R.

In the vicinity of the buildings, a green 7Relax zone will be created – a place of rest for employees. The space will be artistically arranged, in accordance with the design of one of the students of the Academy of Fine Arts in Warsaw, distinguished in the "Warehouse of Art: Young art for the planet" competition. The company also plans a series of social initiatives in line with its sustainable development strategy.
