
Panattoni has completed a BTS project for an international client. The new factory was built in Świdnik for TRILUX, a German market leader in professional lighting. The 23,000 sqm facility is the company's first production investment in Poland and a key step in its expansion into Central and Eastern European markets.
TRILUX decided to build the plant in Świdnik to meet the growing demand for energy-efficient and ecological LED lighting solutions. The plant will not only allow for an increase in production capacity – up to one million lighting fixtures can be produced here annually – but also shorten supply chains and ensure better customer service in the region.

In its new plant, TRILUX focuses on state-of-the-art production technologies that guarantee the highest quality and efficiency. Thanks to in-house metal and plastic processing, a modern powder coating shop, and flexible assembly stations, the company can quickly meet individual customer requirements.

„New Work” concept. The office spaces in the TRILUX factory in Świdnik were designed with modern and comfortable working conditions in mind. Over 3,000 sqm of space includes offices, conference rooms, relaxation zones, and areas for focused work, which foster creativity and teamwork in smaller groups. The space is complemented by ergonomic furniture, intelligent HCL (Human Centric Lighting) by TRILUX, and a well-thought-out color concept, which promotes employee well-being and productivity. A stylish canteen further encourages relaxation and networking.
Strategic location. TRILUX chose Poland as the site for its third factory in Europe due to the country's strategic location, lower costs, availability of qualified staff, and favorable conditions for industrial development. The local economy will also benefit from the investment. The new factory has already employed 80 people, and eventually, it will employ 250 people who will gain new skills in a future-oriented industry.
BTS projects on the rise. Panattoni continuously supports the development of strategic investments in Poland by delivering facilities that meet the specific needs of clients from various sectors. To date, the developer has delivered 4 million sqm of such space, which accounts for 30% of all its investments. Recently, Panattoni has delivered investments such as the Maxcess factory – a manufacturer of production line components - in Fałków (13,500 sqm) or the Air Spiralo plant – a manufacturer of ventilation components - in Szamotuły (9,200 sqm). The developer also completed the construction of the seventh stage of the BTS project for K-FLEX in Uniejów. The campus of this global leader in the production of flexible insulation and acoustic materials has thus expanded by 20,000 sqm, reaching a total area of 120,000 sqm.
„Tailor-made” Panattoni facilities also meet high ecological standards, contributing to the reduction of the carbon footprint. The factory in Świdnik will also undergo BREEAM certification at the Excellent level. The roof of the facility has been reinforced for the installation of photovoltaics, and energy- and water-saving solutions significantly reduce operating costs. Electric vehicle charging stations have been installed on the premises, and native shrubs, a flower meadow, and insect hotels are intended to support local biodiversity.
