Accolade bets on the regions. New warehouses for millions of euros

Accolade is carrying out five new warehouse investments in Poland: in Szczecin, Kielce, Białystok and Świdnik. The total area is nearly 100,000 sqm, and the value of the projects exceeds 100 million euros.

Accolade finished the first half of 2025 with a record result. The international investor in the industrial space market leased 220,000 sqm of space, which means an increase of approximately 140% year-on-year. In the second part of the year, Accolade is maintaining a high level of investment activity in Poland, developing five new facilities with a total area of nearly 100,000 sqm. The new investments are being built in Szczecin, Kielce, Białystok and in Świdnik.

The „market maker” strategy, i.e., investing in smaller and medium-sized cities with high potential, allows the company to maintain stability, increase competitive advantage and strengthen local markets. New projects are being built in locations well known to the investor, with the first delivery scheduled for September of this year, and subsequent ones by the first half of 2026.

Szczecin
Szczecin is one of Accolade's first markets in Poland - the investor debuted here over 10 years ago. This location remains a strategic point in the portfolio, with the largest warehouse space base in the country and potential resulting from the proximity of the port and the border with Germany. In Trzebusz (Park Trzebusz II), as part of the first phase of the complex with an area of nearly 100,000 sqm, over 25,500 sqm of modern warehouse space will be built. Construction will be completed in the spring of 2026, and the facility is already leased to two tenants. The investment value is 29.4 million euros.

At ul. Lubczyńska (Park Szczecin V), over 13,450 sqm of modern warehouse space will be built for the needs of the logistics sector. Construction will be completed in February 2026, the investment value will be 13 million euros, and the total area of the park will grow to 30,000 sqm.

Białystok
Białystok is currently one of the key cities in Accolade's strategy in eastern Poland and the largest of the currently implemented projects. As part of the Park Białystok III investment, 34,000 sqm of space will be built, of which 66% is already leased to tenants from the e-commerce, retail and 3PL sectors. The facility, worth over 34 million euros, will be commissioned in the first half of 2026. In total, Accolade's projects in Białystok will offer over 110,000 sqm, which makes this city one of the most important regional warehouse hubs in the company's portfolio.

Starting new projects at a time when the sector remains cautious shows that our strategy works. The market maker model allows us to maintain a stable pace of development and strengthen local markets. The warehouse market in Poland remains attractive to investors, which is confirmed by the data. In the first half of the year, it accounted for almost half of the total volume of commercial investments and recorded an increase of 136 percent year-on-year. Kielce
Kielce is a dynamically developing market in south-central Poland, attracting companies from the logistics sector thanks to its convenient location and good road infrastructure. A new facility with an area of over 13,400 sqm will be built as part of an investment worth 16.7 million euros; the total area of the Accolade park in Kielce will amount to over 67,000 sqm.

Świdnik
In Świdnik, as part of Park Lublin IV, a facility is being built in a BTS formula, prepared for the needs of the largest private courier operator in Poland. The building with an area of 11,400 sqm will be commissioned in September of this year, thus increasing the total area of the park to over 63,000 sqm.

Completed facilities and record rental growth
In recent months, Accolade's portfolio in Poland has expanded to include Park Szczecin VI (Dunikowo) and a facility in Bielsko-Biała. At the same time, in the first half of 2025, the company recorded a record result: it leased 220,000 sqm of space, which means an increase of approximately 140% compared to the same period last year. The result includes both new contracts and contract renewals, confirming tenant loyalty.
