The investor, which owns modern warehouse parks in six European countries, continues its expansion by starting operations in Croatia. Accolade has already obtained the necessary permits to begin the investment, which is a warehouse located north of Zagreb. The facility will cover approximately 50,000 sqm. The investor is planning further projects in the country, focusing mainly on industrially attractive locations.
- The market for modern industrial infrastructure in Croatia has only been developing dynamically for a few years, which is why there are only a few such facilities here. However, the country has great potential, especially after joining the eurozone and the Schengen area this year. Croatia has a rich pool of experienced and technically qualified workers, as well as an extensive network of motorways and several important ports. The investment in the first Croatian warehouse is in line with Accolade's strategy based on expansion into markets with high demand and potential for further growth. The first Accolade industrial park in Croatia will be located in the Donja Bistra region, north of Zagreb. The advantage of this area is its proximity to the motorway, which provides access to Austria, Slovenia, Hungary, northern Italy, as well as eastwards towards Belgrade in Serbia and further to Istanbul. It is also an important industrial hub with high demand for warehouse space. The domestic electric sports car manufacturer, Rimac, is active here. The Accolade warehouse will be adapted to the requirements of three key sectors - light manufacturing, logistics, and e-commerce.
The new park will be built in accordance with the principles of modern, sustainable construction in order to be eligible for the highest level of BREEAM certification. Buildings of this type are characterized by excellent thermal insulation, utility monitoring to avoid leaks, rooftop photovoltaic systems, modern LED lighting, and dimming blinds. New, native trees and shrubs are planted in the surroundings of the warehouses. Retention tanks, insect hotels, lizard habitats, as well as charging stations for electric bicycles and cars are provided.
In Croatia, apart from Zagreb, areas of particular interest to investors include: the port of Rijeka, with numerous connections to northern Italy, Varaždin near the border between Slovenia and Hungary, Split in central Dalmatia, and Osijek in the eastern part of the country. Accolade, as in other countries, strives for a long-term presence and sustainable investments. In line with this vision, the investor has already appointed a Croatian team and plans to open a new office in Zagreb soon.
