In Poland, the Accolade asset management team manages 29 modern industrial parks. The team's main task is to ensure the development of the portfolio, including its quality. Asset managers also strive to build partnership relations with tenants, which allows for adapting the parks to changing needs and trends. The team is managed by Agnieszka Niezgodzka, Associate Director Asset Management at Accolade.
- A key advantage of Accolade over many international investors is the presence of an asset management team directly in Poland. This allows us not only to maintain almost daily relations with tenants, but also to respond to their needs on an ongoing basis and effectively manage our assets. We place particular emphasis on ESG activities, because in our opinion, managing industrial parks is not just about maintaining their good technical condition. It is also about thinking about the future and introducing innovative solutions that respond to challenges related to energy efficiency and sustainable development. Thanks to this, our tenants can build a competitive advantage in their industries – says Agnieszka Niezgodzka, Associate Director Asset Management at Accolade.
The Polish asset management team was established almost 10 years ago. During this time, its competencies and composition have expanded in parallel with the growing portfolio of properties owned by Accolade. In Poland, the investor owns 29 modern industrial parks with a value of over 1.2 billion EUR and an area exceeding 1.6 million sqm. These facilities are leased to 100 tenants, generating an annual rental income of 82.4 million EUR. Responsibility for managing individual parks has been entrusted to dedicated asset managers. The team strives, among other things, to adapt both new and existing facilities to the requirements of the EU Green Taxonomy, which includes increasing the energy efficiency of buildings, reducing CO2 emissions, and using modern technological solutions. Furthermore, in 2023, the investor opened its first regional office in Szczecin, which is the region where it is the largest investor in terms of offered warehouse space.
The company views its facilities not only as warehouse space, but also as workplaces where the comfort and well-being of tenants are of key importance. For this reason, relaxation zones are being created in the parks, and the Accolade Industrial Art program, which introduces art into industrial spaces, is being developed.
The asset management team, most of whom have been with the company for years, is managed by Agnieszka Niezgodzka, an expert in the commercial real estate market with many years of experience in asset management, space leasing, financing, and controlling. She is supported by Adrian Karpiński and Jacek Kiełducki, who work in the Szczecin office, and the Warsaw team consisting of: Magda Mrozowska, Łukasz Grzegorczuk, Robert Napieralski, as well as Paulina Chlewicka and Wiktoria Krynicka, who are responsible for analytical activities. Anna Gradowska has also joined the team.
