The first phase of the North Warsaw Nowy Modlin warehouse and logistics center has received an occupancy permit. The completed hall with an area of over 28,000 sqm is part of a larger project, the total value of which will exceed 70 million euros.
The complex is being built on the initiative of EIKA Asset Management. The entire investment will cover over 23 hectares of land, and the target leasable area will be approximately 117,000 sqm. The first stage, operating under the name Warsaw North Logistic Park, will occupy over 38,000 sqm.
The role of developer and commercialization agent is performed by Waimea, responsible for the offer and acquiring tenants.
The center is located north of Warsaw, in the vicinity of the Warsaw-Modlin Airport and the S7 expressway junction. This ensures fast connections with Warsaw, the Tricity, and the north-eastern regions of the country. The proximity of major transport routes is of key importance for tenants operating in a nationwide distribution model.
The project is being implemented by EIKA Real Estate Fund, which invests in traditional commercial real estate in Central and Eastern Europe and the Baltic countries. The fund's portfolio includes logistics, industrial, office, and retail assets, and the average annual return rate exceeds 12 percent.
The implementation of the first phase was the responsibility of Kajima Poland, which prepared the investment in a Design & Build formula.

Over 21,000 sqm of external infrastructure has also been built, including maneuvering areas, roads, and parking lots.
Due to the proximity of the airport, some of the work required special permits and the use of dedicated equipment.
The implementation of the second phase, completing the first stage of the investment, will begin soon.
The first tenant – one of the largest European DIY chains – has occupied over 55 percent of the hall's area. The company Deka Trans, providing 3PL logistics services, has also joined the group of tenants.
The interest of tenants confirms the demand for modern warehouses in top locations and the growing importance of ecological solutions.
The project meets the requirements of the international BREEAM Excellent level system, which means high energy quality, responsible resource management, and a friendly work environment. The investment also includes the installation of charging stations for electric passenger cars and trucks.
