Auto Partner at MLP Poznań West for a quarter of a century

A European distributor and importer of spare parts for passenger cars
will join the tenants of MLP Poznań West and receive a warehouse with an increased height of 11.5 m. The facility under preparation, the handover of which is planned for the third quarter of 2022, will meet BREEAM certification requirements.

Auto Partner S.A. has signed another agreement with MLP Group S.A. The new agreement was concluded for a period of 15 years with an option to extend for another 10 years. The developer will build approximately 14,500 m2 for the distributor, of which approximately 13,600 m2 will be used for storage purposes, and another 880 m2 will consist of an office and social building.

The facility will be built in accordance with the latest trends in the warehouse real estate market. The developer will build a hall with a height increased to 11.5 m clear height. As a result, storage capacity will increase. Additionally, the entire investment will be designed in a cross-dock layout, and glazing will be used in the office part, which will increase access to daylight and provide employees with better working conditions. Furthermore, in line with the MLP Group strategy, the facility will meet BREEAM certification requirements and will be equipped with, among other things, modern loading docks, wide maneuvering areas, and parking lots.

The hall will be equipped with LED lighting, Interact by Signify, which allows for adjusting the operation of lamps to the nature of the tenant's work. The lighting has motion sensors, automatically compensates for daylight intensity, and can also be controlled automatically. MLP Group cares not only about the natural environment but also about the comfort of the facility's users.

The developer's primary goal is to actively strive to reduce CO2 emissions into the atmosphere. The company has just contracted 100% energy supplies from renewable sources for the years 2023-24. The installation of photovoltaic power plants in MLP Group logistics parks means that, in addition to switching fully to "green energy" from PGE, the developer will also supply it to the grid. As a result, the company will increase the scale of its carbon footprint reduction.

The handover of the finished facility to the tenant is planned for the beginning of 3Q 2022.

Auto Partner S.A. has been cooperating with MLP Group since 2016 and will operate from two of the Group's parks: MLP Pruszków I and MLP Poznań West. It will receive a total of almost 28,000 m2 of modern warehouse space.

Auto Partner S.A. is a dynamically developing importer and distributor of spare parts for passenger cars, delivery vehicles, and motorcycles, operating on the European market for 28 years. The company constitutes a sales platform, mainly through electronic channels, and logistics for the delivery of spare parts in just-in-time mode to dispersed customers, which primarily include workshops and automotive stores.

- The main goal of the investment is the further growth of the Auto Partner Group's revenues realized through an increasing scale of operations. Thanks to this location of the logistics and distribution center, we can streamline the process of goods entry from our suppliers. Additionally, we can develop our sales structure and effectively improve the terms of cooperation with recipients of car parts, both in north-western Poland and on export markets – adds Piotr JantaSales Director, Vice President of Auto Partner S.A.

- I am pleased that our current tenant has decided on another location from the MLP Group portfolio. Choosing us as the developer and manager of the facility proves that our offer fully meets the client's expectations. We always approach the individual needs of our business partners flexibly, and for this project, we will build a warehouse for Auto Partner with an increased height of 11.5 m. Recently, the MLP Poznań West project was expanded with additional land, and with the current interest from investors from Poland and abroad, I am convinced that we will quickly fully commercialize our park. Currently, the Poznań market is considered one of the most attractive investment regions in Poland – said Agnieszka Góźdź, Sales Director at MLP Group S.A.

The modern MLP Poznań West distribution center is a complex located on the western side of Poznań, in the immediate vicinity of the S11 expressway and just 7 km from the intersection of the A2 motorway and the S11 route. The complex is located in very close proximity to the Ławica airport near Poznań. The project is being built in accordance with the trends prevailing in the warehouse real estate market. The center is aimed primarily at companies from the e-commerce, logistics, distribution, and light production sectors. MLP Poznań West will ultimately provide approximately 150,000 m2 of state-of-the-art warehouse and office space.
