BTS in Gliwice with BREEAM Very Good

Panattoni has completed the BREEAM 2016 New Construction certification process at the Very Good level for the Amazon BTS facility in Gliwice. The 210,000 sq m area underwent a multi-criteria assessment, achieving very good results, including for energy and water-saving systems, as well as ecology and land development. The certification process began at the investment planning stage and concluded three months after its completion. Despite the scale of the project, Panattoni initiated the BREEAM 2016 New Construction: Commercial certification process at the Very Good level right from the start of construction. A positive result was achieved at the end of June this year. The investment was evaluated across 10 categories. It received the highest marks for water systems, energy, and land development and ecology. In these three categories, it received over 70% of points (“excellent” level).

By seeking a Very Good rating for such a large facility, the developer created a range of solutions in line with the idea of sustainable development. Constant consultation with a qualified ecologist significantly helped in achieving a positive result. They determined the ecological value of the site and provided guidelines to limit the negative impact of the facility on the built-up area. In the final report, the specialist verified the number of planted plant species, the implementation of other recommendations, and the General Contractor's compliance with Polish Standards regarding ecology. Furthermore, the developer introduced a number of environmentally friendly systems during construction and in the existing building. During implementation, strict procedures for sorting, reusing, and recycling construction waste were introduced - which allowed for the recovery and reprocessing of 85 percent of it - and the use of water and energy was strictly controlled. In the completed facility, measures were also taken to limit resource consumption. The developer opted for, among other things, LED lighting and energy-efficient elevators with smooth speed regulation and a stand-by mode, as well as an energy regeneration system. Reducing water usage was aided by, among other things, special sanitary devices installed in dining areas, restrooms, and washrooms, as well as sub-meters installed in the building to monitor consumption.

The BREEAM certificate at the Very Good level for the BTS facility in Gliwice fits perfectly into Panattoni's current ecological policy. Since 2020, the developer has been seeking such a rating for all projects, which is one of the key elements of the “Go Earthwise with Panattoni” concept. As part of it, the company introduces a number of ecological solutions into its buildings – including the reduction of exhaust emissions and carbon dioxide – as well as those positively affecting employee well-being, including increased access to daylight or green squares equipped with environmentally friendly urban furniture. In addition, the developer is focusing on a new standard for park facades, according to which aluminum-glass facades, a new color scheme, and increased green zones dominate.
