CBRE Investment Management has acquired a portfolio of logistics facilities

CBRE Investment Management, acting on behalf of its client, has purchased the Nexus portfolio from European Logistics Investment – a platform managed jointly by Griffin Real Estate, Redefine, and Madison International Realty.

The portfolio includes logistics facilities located in Poland with a total area of 211,803 sqm. This is one of the largest transactions in terms of volume and value carried out on the Polish warehouse market in 2021.

The portfolio includes eight buildings operating within six class A warehouse complexes: Panattoni Park Warsaw Airport I, Panattoni Park Sosnowiec II, Panattoni Park Bydgoszcz II, Łódź Business Centre II, Panattoni Park Poznań V, and Panattoni Park Kraków II. All were built between 2015-2017 by Panattoni in a joint venture with Och-Ziff. The portfolio is 94% leased and features a well-balanced selection of tenants.

"Our transaction is an example of an exceptional opportunity, which should be defined as the acquisition of a well-located real estate portfolio of this scale in the Central and Eastern Europe region, in a highly stable logistics sector. The portfolio includes facilities in an excellent location and has a good leasing history, all supported by strong leasing dynamics in Poland. The local markets where the facilities are located also have a strong position – all six assets are strategically located in established and developing logistics hubs in the country" – said Harald Flöer, Managing Director at CBRE Investment Management.

"The logistics sector is currently rated as one of the most attractive investment markets. More and more foreign investors are interested in placing capital in Poland, which is one of the fastest-growing markets in Europe. However, supply is still insufficient to meet the constantly growing demand, which is why investors are also looking at projects with an established position. The great and dynamic development of the ELI platform attracts market attention – in just three years we have tripled our portfolio. The projects being sold offer geographical diversification and ensure long-term profitability" – said Nebil Senman, Managing Partner at Griffin Real Estate.

CBRE Investment Management is a leading investor and logistics operator managing assets in Europe worth €14.8 billion and a leasable area of 7 million sqm in 11 countries.
