Within the 7R City Park Poznań complex, the first European factory of the Ningbo Tuopu Group, a Chinese automotive company, will be built. Tuopu cooperates with global leaders in the automotive sector, including BMW, Mercedes-Benz, Audi, Porsche, Volkswagen, Chrysler, Ford, Geely, and General Motors. The Poznań factory, covering over 30,000 sqm, will produce components for electric vehicles. It will employ 450 people.
The Tuopu company, headquartered in Ningbo, China, was founded in 1983 and has focused its operations on the automotive industry for 30 years. It is involved in research, development, and production of solutions such as anti-vibration systems, automated driving systems, and thermal management systems. Tuopu will open a modern factory in Poznań's Franowo district, which will guarantee fast and smooth delivery of components to European contractors. The development project for the facility is being prepared and managed by 7R.
"The trend of optimizing component deliveries from the Far East, announced at the beginning of the pandemic, which could secure the continuity of production processes in Europe, is becoming a reality. Ningbo Tuopu Group, a proven supplier to leading global automotive corporations, will launch its first European factory in Poland. This is an excellent example of nearshoring, i.e., creating a secure base for building component stocks for car manufacturers on our continent. We are pleased that as a developer, we have the opportunity to provide Tuopu with specialized space tailored to the requirements of the automotive industry. Poznań is an excellent choice due to the availability of highly qualified engineering staff and the presence of companies from the sector, e.g., Volkswagen and Solaris." - comments
Bartłomiej Krawiecki, Board Member, Head of Development at 7R.The developer is preparing the facility in close cooperation with Tuopu so that the space, designed with attention to detail, can handle the complexity of production processes, and the building's structure is properly prepared for the tenant's installations. The building will be adapted for permanent workstations, and consequently, daylight illumination parameters will be increased to 12.5%, and wall and roof insulation will be thickened. It will be equipped with technological channels embedded in the floor, and the transformer station will allow for a power draw secured at the level of 3,600 kVA. As part of the investment, the developer will build a new road to handle the property's logistics.
7R City Park Poznań will meet high requirements regarding eco-friendly solutions, which will be confirmed by BREEAM certification at the Very Good level.
"Due to the complex nature of the processes planned at 7R City Park Poznań, preparing the project required a non-standard approach to the investment. On the 30,000 sqm of leasable area, we will apply a number of technical adjustments that influence process optimization and also enable the installation of a modern technology park. Choosing 7R as a provider of such a technologically advanced building shows once again that an individual approach and flexibility in selecting solutions is the key to success and enables our dynamic development in recent years." - adds
Maciej Krawiecki, Head of Leasing at 7R. Preparatory work at the investment site began at the turn of February and March of this year. The building for Tuopu will be commissioned in the first quarter of 2022. The general contractor for the construction works is Goldbeck. The architectural design of 7R City Park Poznań is the responsibility of the Kwadrat studio.
7R City Park Poznań is a modern warehouse park located within the administrative boundaries of Poznań — just 5 km from the city center and 4 km from the Krzesiny motorway junction (A2/S11). The Park's location in the immediate vicinity of a shopping center ensures excellent access to urban infrastructure, in particular to the bus and tram transport network. An additional advantage of the Park is its proximity to the modern intermodal rail terminal Poznań-Franowo.
