Citylink with building permit for warehouses in Łódź

Citylink Łódź Olechów is a new, hybrid investment by CL Property combining the concepts of small business units with large-scale warehouse facilities.

Over 23,000 sqm of warehouse and office space will be built within the administrative boundaries of the city of Łódź. It is located only 1,500 m from the exit of the A1 motorway and provincial road 713, providing the fastest possible connection to the most important national road arteries and the center of Łódź.

"The main advantage of our plot, which we are handing over for development, is its excellent location. We are surrounded by city streets and intersections, which provides perfect exposure, but also an intimate character that is missing in large logistics parks. By renting 10, 15, or 20,000 m2 at Citylink Łódź, you can feel as if you are on your own plot in a BTS facility perfectly tailored to your needs. Furthermore, the commute to the very center of Łódź takes a dozen or so minutes, and the A1 motorway is only two blocks away from the facility. We have not forgotten about our tenants' employees either, as we have access to public transport (buses, trams) and the Łódź-Olechów railway station near the plot. All this makes it a perfect location for a wide range of both Łódź-based companies and those locating in central Poland" – says Michał Starybrat, Development Director at Citylink.

CITYLINK Łódź Olechów offers tenants flexible warehouse and office space in a small business unit format starting from ~ 600 sqm. The total area of the building is 23,145 sqm with the possibility of expansion to almost 30,000 sqm.

"The production and warehouse hall will be built using reinforced concrete technology, designed flexibly for high-bay storage, light production, or services. The storage height is 10 m and the height in the service zone is 4.75 m. Each service unit will always be equipped with at least one loading dock and a sectional door. Regarding heating, we propose economical gas heating with gas radiant heaters with the possibility of switching to gas heaters. Economical to operate, high-efficiency LED lighting fixtures in light lines with a light intensity in the hall of at least 200 lux with the possibility of increasing to 400 lux, parking spaces for passenger cars in the immediate vicinity of the rented space, electric vehicle charging stations in the park, and individual office finishing with high-quality materials are the amenities we offer our tenants" - says Robert Pykacz, Technical Director at Citylink.

The commissioning of the warehouse, office, and exhibition building is planned for the fourth quarter of 2021. It has just received a building permit, and negotiations are currently underway with tenants to tailor the project directly to client requirements.
