Panattoni, the market leader in industrial real estate in Europe, has started construction of Panattoni Park Szczecin IV, which will occupy 40,000 sqm. Space in the facility has already been leased by companies from the TSL and furniture industries. They will benefit from an excellent location and convenient distance from both the north-western border and seaports.
The Szczecin market is one of the first regions in the country to have exceeded one million sqm of modern industrial space, a feat to which Panattoni contributed significantly. The developer has already delivered over 320,000 sqm in the capital of West Pomerania, and has now started construction of Panattoni Park Szczecin IV. The investment will occupy 40,000 sqm within a single building and will be delivered in two stages, the first of which will be completed as early as November this year. The project will be built within the city limits, on Lubczyńska Street, which will allow it to take advantage of all of Szczecin's assets – its proximity to the north-western border, as well as the Port of Szczecin-Świnoujście.

The development of the Szczecin industrial space market is not surprising, looking at the huge population potential – over 400,000 inhabitants in the region's capital alone – and the city's location. The proximity of the north-western border makes the agglomeration perfect for serving, among others, e-commerce in Western Europe and Scandinavia, which also attracts numerous logistics companies. Furthermore, the growing importance of the region is driven by the Port of Szczecin-Świnoujście, which in the first half of 2022 alone handled 17.5 million tons of goods, increasing last year's results. Along with development and new investors, the demand for modern industrial space is growing, which is why Panattoni Park Szczecin IV is just our next step in the region, not the final one – says
Dorota Jagodzińska-Sasson, Managing Director at Panattoni. It is not just Szczecin in West Pomerania. Panattoni is implementing its facilities throughout West Pomerania. In addition to Szczecin, the company is focusing on, among others, Goleniów, where it has already delivered approx. 150,000 sqm within two parks. A very important center of the developer's activity in the region is Stargard. It is here that a park with a planned area of 172,000 sqm is being implemented within three buildings. Panattoni also completed a BTS for the Tedi retail chain, which occupied 87,300 sqm, and the finished investment was purchased by a German investor for 53 million euros. Previously, the developer completed a BTS in Stargard for Hydroline – a Finnish manufacturer of hydraulic cylinders. Panattoni was also active in the border town of Kołbaskowo. It was here that the company delivered a forklift factory for Linde – nearly 44,000 sqm – and a huge e-commerce logistics center for Amazon, which occupied 161,500 sqm.
Panattoni Park Szczecin IV will allow for the handling of processes in the fields of logistics, e-commerce, warehousing, and light manufacturing. The facility has undergone BREEAM certification at the Excellent level. Tenants will benefit from solutions that reduce water and energy consumption. For those working at Panattoni Park Szczecin IV, green relaxation zones will be prepared next to the offices with benches made of eco-friendly materials. The developer will also take care of the investment's biodiversity. Trees, shrubs, and flower meadows will be planted on the premises, and houses for invertebrates, insects, and birds will be installed.
