The construction of a modern logistics center for one of the food logistics leaders is underway near Poznań. Within Panattoni Park Poznań East III, a BTS facility with an area of 46,000 sqm is being built, which will be adapted to handle fresh, chilled, and frozen products.
A tailor-made logistics center
The new investment is being carried out in the build-to-suit (BTS) formula, thanks to which the facility will be fully adapted to the requirements of the future operator.
The warehouse will handle the logistics of food products requiring controlled storage and transport conditions. Construction began in May 2026.
Advanced cooling systems
One of the most important elements of the investment will be a modern cooling installation ensuring appropriate conditions for various product groups.
The facility will include:
- cooling zones with a temperature of 2–4°C,
- operational zones maintaining a temperature of 16–18°C,
- the possibility of building a freezer chamber in the future,
- specialized insulation solutions in the loading zones to reduce energy loss.
The entire complex has been designed with high energy efficiency and the safety of stored food in mind.
Ecological solutions in the new warehouse
The investment will be carried out in accordance with the requirements of the BREEAM Excellent certification.
The project includes a number of solutions reducing energy consumption and the facility's impact on the environment, including:
- heat recovery from cooling installations to heat the office area,
- roof preparation for a photovoltaic installation,
- a rainwater retention and management system,
- solutions supporting efficient energy management.
Over 130,000 sqm of investment area
The new logistics center is being built on a plot with an area exceeding 130,000 sqm.
The project will also include the construction of:
- approximately 46,000 sqm of paved areas,
- over 32,000 sqm of green areas,
- parking for about 300 passenger cars,
- spaces for about 120 trucks (TIR),
- a bicycle shelter for employees.
Wielkopolska remains one of the logistics leaders
Poznań and its surroundings have for years been among the most important warehouse markets in Poland. The developed transport infrastructure, access to the A2 motorway, and central location relative to Western Europe make the region attract further logistics and production investments.
The new facility in Panattoni Park Poznań East III will be another example of modern infrastructure dedicated to handling the demanding supply chains of the food sector.
