Construction of City Point Okęcie begins

A joint venture company formed by Partners Group, one of the largest private investment firms acting on behalf of its clients, and Peakside Capital Advisors, is beginning the development of City Point Okęcie – a modern urban logistics facility with an area of 11,000 sqm, located in the immediate vicinity of Chopin Airport in Warsaw. Completion of the investment is planned for the summer of 2025, and Depenbrock Polska has been appointed as the general contractor.

City Point Okęcie is a Build-to-Suit (BTS) project, covering over 11,000 sqm of warehouse space and modern office space. It has been designed to meet the highest environmental standards in terms of ESG. The project will incorporate state-of-the-art eco-friendly solutions, including: heat pumps, a rooftop photovoltaic system, electric vehicle chargers, a green facade, and various water retention systems.

The investment is being built in the immediate vicinity of Chopin Airport in Warsaw, on Kinetyczna Street. The property is located right next to the junction of the Southern Warsaw Bypass (S2 expressway) and the S79 expressway (connecting to Marynarska and Sasanki streets). On the northern side, the facility will border the airport apron.

Construction work will be carried out by Depenbrock Polska, which was selected as the general contractor.

„We are pleased to have the opportunity to start our second development project in Warsaw. The unique location of the project required our team to take a rigorous approach at every stage of the investment process. Therefore, the start of construction on City Point Okęcie is an important milestone for us,” said Michał Nawrot, Head of Investments CEE at Peakside Capital Advisors.

„City Point Okęcie is an excellent example of the implementation of our investment strategy based on key market trends. This project not only highlights our commitment to sustainable development through the implementation of ESG practices, but also responds to the growing demand for modern last-mile logistics space in strategic locations,” added Philippe Dewevre, Member of the Board, Head of Private Real Estate Asset Management Europe at Partners Group.

City Point Okęcie is the fourth asset in the joint venture's portfolio on the Polish market, following City Point Targówek, Logistics Point Raszyn, and Logistics Point Piaseczno. As part of its „value-add” strategy, the joint venture intends to grow its urban logistics portfolio by acquiring investment land, as well as existing assets that are to be modernized or redeveloped.
