Construction of Ideal Idea City Park Wrocław begins

A Warsaw-based investor and developer of warehouse and office complexes – Ideal Idea Formad (IIF) – has initiated the construction of another facility in recent days. It will be a faithful copy of the Ideal Idea City Park just completed on the border of Warsaw and Raszyn. Ideal Idea City Park Wrocław will be built 3.2 km from the A8 Wrocław Motorway Bypass and seven kilometers in a straight line from the Wrocław town hall.

Consisting of two halls, City Park Wrocław will be located on ul. Graniczna, opposite parking lot C of the Copernicus Airport Wrocław. The halls will offer warehouse modules with an area of 500-600 sqm and office modules from 100 sqm. This is a base offer that can be configured in a very flexible way and freely increased based on multiples of modules or non-standard solutions. These factors, among others, contribute to the uniqueness of the IIF offer on the Polish market. Each of the halls will have nine modules.

The rental area of City Park Wrocław will be nearly 15,000 sqm. The facility will offer warehouse and production space in its two identical buildings, and each of them will have three office floors finished to A-class standards with glass doors, air conditioning in every room, triple-glazed windows, LED lighting, and air exchange per person typical of the highest office standards. 220 parking spaces are planned for the facility.

City Park Wrocław will be multi-criteria certified under BREEAM, and it will also represent building standards for this type of facility that will only be mandatory from 2021. This is of great importance to tenants from now on. These standards mean that the sandwich panels used from their most renowned manufacturer will be thicker than those currently used in such facilities. For tenants, this translates into very large savings. These panels provide a 35 percent increase in thermal and acoustic insulation, and thus also lower heating bills. The park will also receive energy-saving LED lighting in both offices and warehouses.

As reported by Strabag – thanks to the procedures and work organization introduced by the company, the construction of City Park Wrocław is proceeding according to schedule, despite the situation related to the COVID-19 pandemic. The scope of work performed by Strabag will include the construction of office and warehouse buildings along with technical and social rooms with a volume of 151,000 m³ to a closed shell state. They will reach a total area of 16,600 sqm with a usable office area of 3,300 sqm. Surface parking lots and road infrastructure will also be built. The total area of roads, squares, and sidewalks will be 6,700 sqm. The building structure is typical for this type of facility and uses, among others, prefabricated reinforced concrete columns, wet-cast foundation footings, and steel roof structure elements.

"An interesting element of the construction project is the combination of the warehouse part with the office part, which represents an elevated standard. It is, among other things, equipped with passenger elevators that serve two above-ground floors. We use high-quality materials in construction. The investor places great emphasis on adapting the emerging logistics complex to the needs of future clients. According to the construction schedule, obtaining the occupancy permit for hall H1 is expected in July next year, and for hall H2 in August.
