Panattoni, the market leader in industrial real estate in Europe, is developing Panattoni Park Rzeszów Airport II. A BTS-type facility with an area of nearly 11,300 sq m will also be built on the investment site for the American company BorgWarner. It is a manufacturer of components used in vehicle powertrains and exhaust systems, listed on the New York Stock Exchange. The investment, which began in April this year, is progressing at a record pace. The tenant will begin installing its production lines by the end of this year, and the entire building will be commissioned in February 2022.
Panattoni Park Airport II is located in one of the fastest-growing spots on the warehouse map of eastern Poland. According to Colliers, Rzeszów ranked second in 2020 in terms of total supply of modern warehouse space in this part of the country. – New warehouse projects are appearing quickly in the region because it has enormous potential. Not only due to low saturation and growing demand, but also thanks to factors favoring investment, such as a highly qualified workforce, convenient location, and attractive investment conditions of the Rzeszów Science and Technology Park. Hence, innovative companies focused on modern production related to the automotive industry, including electric vehicles, are particularly eager to locate here – says Marek Foryński, BTS Managing Director, Panattoni.
Hand in hand with technology. The first tenant of the space in the park was BorgWarner, a global leader in clean and efficient technology solutions for electric, hybrid, and combustion vehicles. The manufacturer is already present in Rzeszów, but was looking for additional space to produce components that reduce fuel consumption and exhaust emissions.
We decided to open another BorgWarner factory in this location due to its attractiveness and the fact that it will be an integral part of the BorgWarner Campus in Jasionka. The first BorgWarner factory in Poland was opened in 2009, which is why the Podkarpackie region is well known to us. The building will be managed by the current Morse Systems team in Jasionka. At the moment, half of the building will be leased by BorgWarner, the other half will be considered for future business needs. This gives us the opportunity for further development. In the new plant, we will produce mainly for 7 OEMs (BMW, Daimler, Ford, JLR, Porsche, Stellantis, VW) for the European market, however, some products will be sent to Asia (China, India) and the USA – says Barbara Osuchowska, Senior Europe HR Manager.
The BTS-type facility for BorgWarner will occupy nearly 11,300 sq m within the entire park, including 2,100 sq m for office space. Part of both will house a specialized laboratory where new company products and devices will be developed and tested. It is designed with ventilation and air exchange nearly 10 times higher than normal. Also in the production area, air exchange is to be 3 times faster, and the temperature is to be maintained within +18 C.
Throughout the building, we decided on full LED lighting, both in the production hall and in the office rooms, which not only provides much greater durability but also saves energy. Water dispensers will be installed in the production hall to eliminate plastic bottles. Every such step, even the smallest one, contributes to greater care for ecology and common goods – says a representative of BorgWarner.
Panattoni Park Rzeszów Airport II will undergo environmental certification using the BREEAM method at the Very Good level. To increase its eco-friendliness, it will be equipped with photovoltaic panels, solar collectors for water heating, a sustainable rainwater management system, and energy-efficient LED lighting. The area around the building has also been properly planned to meet BREEAM standards. Future employees will also have access to a modern electric vehicle charging station.
Completion of the entire investment is planned for the 4th quarter of 2021. The park will offer 21,800 sq m of total area, including 19,200 sq m of warehouse space and 2,600 sq m of office space. The investment can be flexibly adapted to the tenant's needs both in terms of technical specifications and the area of individual production, warehouse, and social-office rooms. The park has spacious maneuvering yards, ground-level gates, and convenient parking lots.
Panattoni Park Rzeszów Airport II will provide excellent connections to other regions of the country and all of Europe. It is located in the immediate vicinity of the Rzeszów-Jasionka International Airport and has quick access to the A4 motorway - part of the III Pan-European Transport Corridor (leading from west to east through southern Poland) and the S19 - as part of the Via Carpatia - a key transport corridor connecting northern and southern Europe.
