Panattoni, the market leader in industrial real estate in Europe, with its 21st park in Lower Silesia. The developer has started construction of Panattoni Park Wrocław S8 South, with an area of 18,000 sq m. The investment has already attracted its first tenant from the logistics sector, who will occupy over 4,600 sq m. The facility will be completed later this year in Nowa Wieś Wrocławska, at the Wrocław Południe junction connecting the A4 motorway and the S8 expressway. This will ensure excellent connections to major logistics hubs in Poland and Europe.
Wrocław with unabated interest. At the beginning of this year, Panattoni exceeded one million sq m of space delivered in Lower Silesia. Work in the region is not slowing down, and tenant interest is driving further investments. -“In Q1 2021, the Wrocław market enjoyed the second-largest net demand in Poland, and the economic situation did not change in the second quarter either, which we feel in our operations. In the last 3 months, Panattoni has found tenants for nearly 100,000 sq m of space and we are approaching 200,000 this year. Panattoni Park Wrocław S8 South will be opened in December this year and will occupy 18,000 sq m. The facility will be perfectly located. It will be built in Nowa Wieś Wrocławska, at the Wrocław Południe junction connecting the S8 expressway – running through, among others, Wrocław, Łódź, Warsaw and Białystok – as well as the A4 motorway – which connects the eastern and western borders of Poland, running through, among others, Katowice and Kraków. The proximity of the southern and western borders, as well as the distance of approx. 13 km from Wrocław Airport, create attractive conditions for international operations, and the distance of just 15 km from the city center is an important asset in the context of attracting employees by the facility's tenants. The first tenant will benefit from the perfectly located space – a global logistics and transport company, which will occupy over 4,600 sq m in the building.
The new investment is being built in accordance with the ecological Go Earthwise with Panattoni standard. In addition to an aluminum-glass facade in the office and social areas that increases access to daylight, green zones with pocket parks and flower meadows will be created on the investment site. The park will undergo BREEAM certification at the Very Good level, and the developer will use, among others, systems reducing water, heat and energy consumption, as well as solutions increasing insulation and reducing CO2 emissions. The investment will also be equipped with solutions for cyclists – including shelters and parking spaces – and electric car charging stations. Thanks to the flexible design of the operational space, the facility will allow for both warehousing and light production. It will work perfectly in the logistics industry, as well as many other sectors, such as e-commerce.
