MDC2, together with the investor, Generali Real Estate, is developing a warehouse project in Skawina near Kraków called MDC2 Park Kraków South.
Construction work is advanced: the first building will be completed in Q3 2023, and the planned completion of the second building (37,000 sqm) is Q1 2024.
The first building (36,200 sqm) has been 100% leased to a tenant from the medical technology sector.
Construction work on the MDC2 Park Kraków South project site is progressing rapidly. The warehouse park is located 13 km from the center of Kraków, in Skawina. It will consist of three buildings with a planned total GLA of over 90,000 sqm. The property is located less than 2 km from the A4 motorway junction. The entire complex will cover an area of 19 hectares.
Three buildings will be constructed, one of which, with an area of approx. 36,200 sqm, has already been fully leased to a global medical brand. The facility will feature a number of technological solutions aimed at minimizing CO2 emissions into the environment: roofs will be adapted for the installation of photovoltaic panels, the project will use LED lighting, and there will be electric vehicle chargers on the premises. The developer has planned a rainwater retention system. The southern, most heat-exposed facade will be covered by a wall of climbing, evergreen plants. Additionally, in the Kraków facility, it is planned to increase the building's wall insulation to a level exceeding the standard for warehouse facilities. 95% of the building materials used in the project can be recycled.
Surrounding the buildings, in the area of MDC2 Park Kraków South, a Rest & Move zone has been planned, which is a relaxation and leisure area. The idea behind the Rest & Move project is to promote a healthy lifestyle and improve working conditions for everyone who uses the developer's warehouse facilities. Biologically diverse green areas will be created around the buildings.
MDC2 is certifying the MDC2 Park Kraków South buildings to the BREEAM New Construction standard at a level of at least Excellent.
The owner of the project is Generali Real Estate (via the pan-European Generali Real Estate Logistics Fund, GRELF), which specializes in investments in the logistics sector across Europe and is managed by Generali Real Estate S.p.A. Società di gestione del risparmio. The developer of the project is MDC2.
Completion of the first building is planned for the third quarter of 2023, and the handover of the second building (37,000 m2) for the first quarter of 2024.
