CTPark Warsaw Janki - the first tenants will be able to move in in just nine months

CTPark Warsaw Janki will be built in stages as part of an investment near Warsaw. The start of construction for the first stage is announced for the beginning of 2025.

We have all the permits necessary to begin the construction process. The complex will be built on a plot of over 13 ha. This is land that we acquired in the first half of this year as part of the acquisition of half a million sqm of investment land - says Patrycja Makowska, business developer at CTP Polska.

According to the schedule, the first building will be commissioned in the third quarter of next year.

The investment will include seven buildings with a leasable area of over 45,500 sqm. The space formats will be diverse: from CTBox to CTSpace. 

CTPark Warsaw Janki will be the seventh CTP park in the Warsaw agglomeration.

Its strategic advantage is its location: urban, directly adjacent to Warsaw, as well as quick access to the national and provincial road network (S7) and the Chopin Airport - says Patrycja Makowska, business developer at CTP Polska.

The strong concentration of business in this region results from the still significant growth potential and stable demand.

That is why we have located nearly 37 percent of our production and warehouse facilities here - says Piotr Flugel, managing director at CTP Polska.

The investment in Janki near Warsaw will be another business park in the CTP portfolio designed for a multi-tenant model.

The Masovian Voivodeship attracts long-term tenants, including foreign investments and companies from the SME sector. They are increasingly choosing modern spaces on the outskirts of large cities, appreciating their location, developed transport infrastructure and flexible lease terms, adapted to the scale of their operations - says Piotr Flugel, managing director at CTP Polska.

Currently, CTParks are under construction in the Masovian region at various stages of advancement in:

  • Wiskitki,
  • Mszczonów,
  • Kobyłka,
  • Emilianów
  • the Czosnów municipality.

The company is also preparing to start construction of CTPark Warsaw Nowy Konik and CTPark Warsaw Janki.  Through these investments, the developer will deliver over 827,700 sqm of leasable area to the capital's market. So far, it has commissioned approx. 52 percent of this space.

Due to the location and the diversity of lease modules, the investment has a chance to become a new logistics and industrial ecosystem, in which diverse tenants will not only run their businesses in parallel, but cooperate and interlock their activities - says Patrycja Makowska.

To meet the expectations of companies from different sectors and of different scales of operation, the developer will offer diverse property formats. These will include both:
CTSpace - large big box type spaces,
CTFlex,
CTBox, i.e. warehouses - small business units - for smaller entities, needing from even about 500 sqm to 1,500 sqm.
