Ecologistics, an international logistics operator belonging to Goodcang Holdings, has leased 44.5 thousand sqm of space in EQT Park Prague North in the Czech Republic. This is the first joint development project of 7R and EQT Real Estate. The new warehouse will serve local and cross-border e-commerce.

44.5 thousand sqm for a single tenant

Ecologistics has signed a long-term lease agreement covering the entire larger hall in EQT Park Prague North. The facility will be used for warehousing, order picking, and providing fulfillment services for e-commerce companies.

The new location will increase Ecologistics' operational capabilities in the Czech Republic and support customer service in other European markets. Around 100 people will find employment in the warehouse.

Work is currently underway to adapt the space to the tenant's needs. The start of operational activities is planned for the coming months.

Logistics park with an area of 56.6 thousand sqm

EQT Park Prague North is located in the town of Lužec nad Vltavou, by the D8 motorway, providing a connection between Prague and the northern part of the Czech Republic and Germany.

The complex comprises two halls with areas of:

  • 44,500 sqm – fully leased by Ecologistics,

  • 12,100 sqm – intended for logistics operations and light manufacturing.

The total area of the park is 56,600 sqm. The buildings offer 12 meters of clear height and a floor load capacity of 7 tons per sqm.

The investment was developed speculatively, without prior securing of the space with lease agreements. The first major tenant was secured immediately after the completion of construction.

Photovoltaics and BREEAM Excellent certification

The park was designed with energy-saving solutions in mind. The facilities are equipped with a 320 kWp photovoltaic installation, LED lighting, and a BMS building management system.

The possibility of installing additional photovoltaic panels, electric vehicle chargers, and heat pumps has also been provided for.

The project is currently undergoing the BREEAM certification process at the Excellent level.

First joint investment by 7R and EQT Real Estate

EQT Park Prague North is the first joint development venture between 7R and EQT Real Estate in the Czech Republic.

The investor and owner of the property is the EQT Exeter Europe Logistics Value Fund IV. The Czech branch of 7R was responsible for project development, obtaining permits, construction execution, and supporting the commercialization process.

The lease of 44.5 thousand sqm by Ecologistics is among the largest logistics space lease transactions concluded in recent months in the Prague agglomeration.
