European Logistics Investment and Panattoni to deliver 45,000 sqm in Wrocław

European Logistics Investment BV (ELI) has acquired two warehouse facilities located in Wrocław – one of the main logistics hubs in the Central and Eastern Europe region. ELI, together with its strategic partner Panattoni, is planning further development of the investment, which will include the creation of City Logistics Wrocław North, providing 45,000 sqm of modern logistics space.

European Logistics Investment (ELI), a dynamically growing logistics platform in Poland, has acquired a warehouse complex in Wrocław consisting of two buildings with a total area of 9,500 sqm and 13 ha of investment land. The company plans further development of the investment together with its strategic partner Panattoni. The existing facility is currently fully leased to FedEx Express, Topus and DHL. Upon completion, the City Logistics Wrocław North park will provide a total of 45,000 sqm, including 41,000 sqm of warehouse space and 4,000 sqm of office space. The investment also includes the preparation of 430 parking spaces for private cars, 68 for delivery vehicles and 54 for trucks, a modern ESFR sprinkler system, 70 loading docks and 24/7 security. The project, which will be implemented in stages, involves adding three buildings to the existing development.

City Logistics Wrocław North has a convenient location in the central part of the Psie Pole district – a warehouse and retail hub of Wrocław, offering both access to a local highly qualified workforce in the technology sector, as well as excellent connections both within the city and in the CEE region – by car, plane, and public transport. Wrocław, thanks to its strategic location, provides convenient connections to cities such as Warsaw, Berlin and Prague. The plot's location ensures quick access to the S8 (Warsaw-Łódź-Wrocław-Prague) and A8 (bypass) motorways, as well as easy access to the center of Wrocław (15-minute drive) and the international airport (30-minute distance) as well as nearby public transport – bus stops and the railway station are within a short walking distance.

"ELI has been closely watching the Wrocław region from the beginning, due to its strategic location and access to a qualified workforce. Thanks to trends that have gained momentum during the pandemic, such as the rapid development of e-commerce, the relocation of supply chains and logistics processes to Central Europe, as well as the growing regional market, Wrocław is enjoying increasing interest from leading global investors and companies looking for modern logistics space for rent among the main logistics hubs in the CEE region. It is for these reasons that we decided to enrich ELI's diversified portfolio with this prime logistics location" - says Łukasz Toczek, Senior Vice President Investments at Griffin Real Estate, responsible for the development of the ELI platform.

"We are confident that our latest project, implemented together with ELI, will not only be another milestone in our partnership, but will also become one of the most sought-after logistics destinations in Central Europe" - says Robert Dobrzycki, CEO of Panattoni.

The European Logistics Investment (ELI) portfolio includes sixteen logistics parks with a total leasable area of over 500,000 sqm, which are located in the most important logistics regions in Poland, including Warsaw, Łódź, Kraków, as well as in Silesia. In the coming years, the company plans further portfolio development to become the leading logistics platform in Poland. The strategic partner of ELI is Panattoni Europe, the leader of the industrial real estate market in Europe.
