First urban project by MLP fully leased

The last of four halls being built at MLP Business Park Berlin has been 100 percent leased. Four tenants will use the 5,800 sqm of space being prepared.

MLP Group has fully commercialized the speculatively built MLP Business Park Berlin. This was achieved even before the completion of the last facility in the complex. The completion of the investment and the handover of the finished facility for use is planned for December this year.

As a result, the entire park, which is the first Urban/City Logistics project implemented by MLP Group, has reached full occupancy of the 18,000 sqm offered in total.

After the completion and move-in of tenants to the first three halls, the fourth one has also been fully leased. The 5,800 sqm of modern space being implemented will be used by four companies. The diverse group of tenants will be joined by: the Museum of Natural History in Berlin, Dassbach Küchen specializing in kitchen equipment, the event company STL, and the logistics service provider Girr Logistik.

MLP Business Park Berlin is the first Urban Logistics project implemented by MLP Group. It consists of four halls with a total area of 18,000 sqm on a plot of approximately 5 hectares located near the center of Berlin. Users will have access to modules of at least 750 sqm, each of which can be flexibly divided and adapted to individual needs. The height of the buildings is 8 meters. Thanks to its excellent location and connection to the B101 road, the Berliner Ring (A10), and the Berlin Brandenburg Airport, which can be reached by car in just 30 minutes, the Business Park is attractive to tenants from many different industries, including those specializing in light manufacturing, as well as commercial and service activities.

Fully leasing MLP Business Park Berlin even before the completion of construction is a great success for us. In terms of sustainable and energy-efficient development, MLP Group aims to obtain a DGNB Gold certificate for the building. The innovative concept provides for the installation of a photovoltaic system for low-emission energy supply, as well as a large number of charging stations for electric cars. Since the business park is being built on a greenfield site, the developer has also secured the surrounding area for the lizards living there and installed nesting boxes and habitats for reptiles as part of nature and species conservation.

The cornerstone laying ceremony for the construction of the business park took place in January 2020, and the first spaces in the halls were put into use in June 2021. In December 2021, MLP Group began construction of the last – fourth hall, which will be completed in December this year.

Financing for the final phase of construction was provided by Bayerische Landesbank (BayernLB). Real estate service companies CBRE Deutschland and Jones Lang LaSalle were responsible for acquiring tenants.
