Hillwood Polska and LCube have signed an agreement regarding cooperation on a logistics project located in the eastern suburbs of Wrocław. The Hillwood & LCube Wrocław East industrial and warehouse facility will comprise over 60,000 sqm of class A warehouse space and will be prepared in accordance with high BREEAM certification standards at the Excellent level. LCube, as Development Manager in the joint project, will cooperate with Hillwood both in the area of development implementation and commercialization of the facility.
Recently, the first lease agreement for the Hillwood & LCube Wrocław East facility was finalized with an international logistics company, which will occupy 22,869 sqm of warehouse space and 285 sqm of office and social space, i.e., about 40 percent of the facility. The remaining part of the investment will be built speculatively.
"Lower Silesia is one of the most important markets on the warehouse map of Poland. This region is particularly conducive to the development of companies from the e-commerce, logistics, or light manufacturing sectors serving deliveries to various markets, both domestic and western. Hillwood is constantly expanding its investments in this location, and the planned warehouse park in cooperation with LCube fits into our development strategy" – says Damian Słaby, board member of Hillwood Polska
The new Hillwood & LCube Wrocław East industrial and warehouse park will be well connected to the local and national road network. An asset of the investment is the proximity of the section of the Eastern Wrocław Bypass, commissioned in December last year, which allows access to the S8 expressway leading to Warsaw and the A8 route, i.e., the Motorway Bypass of Wrocław. Dobrzykowice, where the project is located, also has convenient rail connections with Wrocław, which will be an additional asset for tenants in terms of recruiting employees.
"For LCube, the facility of over 60,000 sqm is the largest investment implemented in Poland to date. The opportunity to cooperate with a very demanding investor, which is Hillwood Polska, and to acquire a strong partner should result in further excellently designed investments in the future. We are currently preparing to start construction work, we have signed a contract with the general contractor, the company Rex-Bud, and we expect that Hillwood & LCube Wrocław East will be handed over to tenants as early as July next year" – adds Michał Stachura, board member of LCube.
