Hillwood finalizes a 368 million euro credit agreement with Aareal Bank

EU Industrial Club III Hillwood has closed a credit agreement worth 368.19 million euros with Aareal Bank AG, a leading international provider of financing, banking services, and payment solutions for the real estate sector.

The refinancing concerns a broad portfolio of Hillwood EU Club III properties consisting of 18 modern, strategically located class A logistics facilities – five in Germany and thirteen in Poland. The investment loan has been divided into two tranches: 303.43 million euros available immediately and an additional 64.76 million euros reserved for planned projects.

„We are pleased to have reached an agreement with Aareal Bank as part of our strategic investment plan, which supports our vision for the future and enables the further development of our operations in Poland and Germany.” - summarized Tomasz Jaroszewski, Vice President at Hillwood Polska.

The loan includes financing for 14 existing facilities and additional funds for four projects scheduled for completion in 2025. The agreement also provides for the possibility of increasing the financing to 500 million euros to support further logistics investments.

Commenting on this significant achievement, Armin Senoner, Director of Debt Capital Markets (DE/UK) at Hillwood, said: „We are pleased with our first transaction with Aareal Bank, which represents an important step in building a strong and reliable partnership.”

Hillwood was supported by the international law firm Clifford Chance, while the advisor to Aareal Bank was DLA Piper, a global law firm with teams of lawyers in over 40 countries.
