Hillwood Polska will build two warehouse halls with an area of nearly 88,000 sqm in Grodzisk Mazowiecki. A modern logistics park will be built in Chlebnia in the immediate vicinity of the A2 motorway, just 15 minutes from the center of Warsaw. The commissioning of the first hall with an area of over 50,000 sqm is planned for the middle of February next year.
The new Hillwood project will be located in Chlebnia near Grodzisk Mazowiecki right next to the A2 (E30) motorway and the Grodzisk Mazowiecki junction. The proximity of the motorway makes the complex perfectly connected with Warsaw and other major cities in Poland and Europe. The proximity to the capital while being situated in the second zone of the Warsaw market is certainly one of the most important advantages of the park.
A-class halls have been designed in accordance with the highest standards and will ultimately be certified in the BREEAM system at the Excellent level, and a photovoltaic installation is planned for the investment area. The project assumes the possibility of storage up to 12 m, floor load capacity of 8t/sqm, fire load above 4000MJ/m2 and natural lighting up to 3%. Both warehouse and office spaces will be able to be adapted to the individual needs of future tenants.
“Hillwood Grodzisk Mazowiecki is another large investment that strengthens our position on the Warsaw market. This region enjoys great interest among potential tenants, especially companies from the logistics industry and the e-commerce sector. The vacancy rate has remained at a very low level here for years, and gross demand, despite general trends, increased in the Masovian Voivodeship in 2023 by approx. 4% compared to the record-breaking 2022.” – said Hubert Michalak, CEO of Hillwood Polska.
