Leading commercial space developer Hillwood Polska has just started construction of a new logistics center in Łódź in the Górna district. The new investment will be commissioned in the 3rd quarter of next year and will provide the market with over 97,000 sqm of modern warehouse space.
The logistics center is located in the southern part of the city, directly by national road no. 14, near the Port Łódź Shopping Center. Such a location will provide warehouse tenants with efficient access to both the S14 expressway, i.e., the western bypass of Łódź and Pabianice, as well as the A1 and A2 motorways. A total of over 97,000 sqm of modern warehouse space will be created in the new hall.

Łódź, thanks to its location in the very heart of the country, at the intersection of the A1 and A2 motorways, has become one of the most important places on the country's logistics map. It is an ideal transshipment point where sorting centers for the largest courier companies or warehouses for the e-commerce sector are being built. The investments we are carrying out in this region enjoy great interest from tenants, which, among other things, influenced the decision to start construction of a new project in Łódź. – says
Hubert Michalak, President of the Management Board of Hillwood Polska. The new investment is being built on Pabianicka Street, just 8 km from the city center, and public transport stops located nearby, including the Chocianowice tram depot, will enable employees of the logistics center to conveniently commute by public transport. As part of the project, Hillwood will also build a road with a roundabout, which will directly connect national road no. 14 with the Pietrzak Roundabout. The new road will be equipped with shoulders, sidewalks, and lighting. The cost of this investment, which will be transferred for municipal purposes, is estimated at approx. 7 million PLN.

I am very glad that the decision we made to prepare investment areas in Chocianowice turned out to be the right one. I thank Hillwood for their trust. It is always hardest to start, and today we are witnessing the first investment. I believe that this is just the beginning of the industrialization of this part of the city and thus the creation of a new industrial district, where new jobs will be created. – says Hanna Zdanowska, Mayor of the City of Łódź.
The emerging warehouse hall will be 12 m high, which will allow future tenants to use storage space more efficiently and reduce rental and operating costs. The project will be built with the utmost attention to environmental protection and will be submitted for certification in the BREEAM system, at the excellent level.

Unabated demand and a very low vacancy rate, which since June of this year has been at 4.2 percent in the Łódź region, clearly show that Łódź and its surroundings still need new warehouses – adds
Hubert Michalak, President of the Management Board of Hillwood Polska.
